Ladera in The Mesa Village offers multi-faceted design, builders within Summerlin master plan
Ladera, the first neighborhood to open in Summerlin's The Mesa Village, is one of the community's most architecturally diverse neighborhoods. Offering 22 floor plans by valley home builders -- Engle Homes, KB Home and Richmond American Homes -- the neighborhood is composed of multiple architectural styles and color schemes.
The neighborhood's mulitfaceted design extends to the use of a variety of building materials, ranging from stone and brick veneer to wood slats. According to Julie Cleaver, director of design and planning for The Howard Hughes Corp., an affiliate of General Growth Properties and developer of Summerlin, the fact that the neighborhood has sold more homes in 2007 than any other within the master plan is due to this varied, yet complementary design theme.
"Ladera is Summerlin's next-generation neighborhood," Cleaver said. "We've stepped away from the cookie-cutter neighborhood designs of the 1980s and 1990s and incorporated more architectural diversity into our neighborhoods, which today's home buyers both demand and appreciate. We've made significant improvements to the look and feel of our already beautiful neighborhoods and home buyers are responding well."
Upon completion, Ladera will include more than 600 homes and two neighborhood parks featuring a private neighborhood pool area, open lawn areas, seating ramadas and children's playgrounds.
Ladera Terrace by Engle Homes is a collection of two-story floor plans from 2,031 to 2,574 square feet. The homes are priced from the high $300,000s.
Ladera Crest by KB Home offers two-story homes ranging from 2,388 to 2,883 square feet, priced from the mid-$300,000s.
Priced from the high $200,000s, Ladera Ridge by KB Home features two-story designs from 1,642 to 2,103 square feet.
Ladera Canyon by Richmond American Homes includes single- and two-story homes from 1,750 to 2,800 square feet, priced from the high $300,000s.
Located off Town Center Drive, south of Tropicana Avenue, The Mesa village is a nearly 500-acre, desert contemporary residential village situated at the base of the Spring Mountains. Streets are lined with desert-appropriate trees and flowering bushes.
The village will encompass multiple residential neighborhoods similar to Ladera, in addition to a 19-acre community park, which is planned to feature tennis courts, three Little League baseball fields (one with stadium-style seating), a basketball court, tot lot, large open/play area and covered picnic ramadas.
Bishop Gorman High School's new 187,000-square-foot campus is scheduled to open within the community later this summer for the 2007-2008 school year. It will feature a 300-seat chapel, state-of-the-art technology and research library, art facilities, performing arts theatre and athletic facilities suitable for both school and community use.
Developed by The Howard Hughes Corp., an affiliate of General Growth Properties Inc., the community began to take shape in 1990. Its 22,500-acres are located along the western rim of the Las Vegas Valley and is home to more than 95,000 residents.
With as many as 7,500 acres still to develop, including its urban core, Summerlin Centre, Summerlin offers more than 100 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, houses of worship, shopping centers, medical and cultural facilities, business parks and more than 100 actively selling floor plans.
