Ladera neighborhood in The Mesa Village of Summerlin takes shape

Summerlin's newest and southernmost village to date, The Mesa, is bustling with development activity. Ladera, The Mesa's first neighborhood, along with its major community park, The Mesa Park, are both nearing the halfway point of construction.

More than 20 model homes are selling in Ladera, a neighborhood of more than 600 residences featuring homes by three builders: KB Home, Richmond American Homes and Engle Homes.

Ladera Ridge by KB Home is selling three floor plans that range from 1,867 to 2,103 square feet. Ladera Crest, also by KB Home, features six floor plans that range from 2,388 to 2,883 square feet. Ladera Canyon by Richmond American Homes features nine floor plans that range from 1,750 to 2,800 square feet. And Ladera Terrace by Engle Homes features three floor plans that range from 2,031 to 2,574 square feet. Home prices start in the upper $200,000s.

Residents of Ladera enjoy access to two neighborhood parks that feature a pool area, open lawn areas, seating ramadas and children's playgrounds.

"Summerlin is home to more than 100 neighborhood and community parks; more than 150 miles of a trail system for walking, running or cycling; and scores of other amenities that serve a variety of social and recreational purposes," said Tom Warden, vice president of community and government relations for The Howard Hughes Corp., developer of Summerlin.

"Neighborhood parks, such as those in Ladera at The Mesa, bring the amenities right into the backyards of our residents. They significantly enhance quality of life because of their immediate proximity, and they play a big role in creating our hallmark Summerlin lifestyle," Warden said.

The Mesa Park spans 19 acres and is expected to open in early 2009. It includes tennis courts, three Little League baseball fields (one with stadium-style seating), basketball court, tot lot, covered picnic ramadas and a play area.

Located off Town Center Drive, south of Tropicana Avenue, The Mesa Village is a nearly 500-acre, desert contemporary residential village that sets at the base of the Spring Mountains. Streets are lined with desert-appropriate trees and flowering bushes.

Developed by The Howard Hughes Corp., an affiliate of General Growth Properties Inc., Summerlin began to take shape in 1990. It is a 22,500-acre master-planned community located along the western rim of the Las Vegas Valley.

The community is home to more than 95,000 residents. With about 7,500 acres still to develop, including its urban core, Summerlin Centre, Summerlin continues to unfold.

Summerlin is home to more than 100 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, nine golf courses, a dozen houses of worship, shopping centers, medical facilities, business parks, 22 public and private schools and more than 100 actively selling floor plans.

Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the upper $200,000s to more than $2 million.
