Master-planned living attracts Southern Californians to Aliante

When former Southern Californians Rodney Cobb and Rosalind Jamerson-Cobb were ready to relocate to Southern Nevada six years ago, they spent nearly a year looking at homes and neighborhoods across the Las Vegas valley. At the time, the Aliante master-planned community was in the earliest phase of its development.

"We drove by Aliante one night and were very impressed by what we saw," Rosalind Jamerson-Cobb said. "So the next day, we made a point to come back and take a closer look, including a visit to the Aliante Information Gallery. Coming from Southern California, we were familiar with the concept and benefits associated with master planned living. What we saw planned for Aliante was awesome. We looked at a few of the new neighborhoods under construction here and very shortly after we were among the very first buyers here."

Since moving into their new Aliante home, the couple has been very pleased with the way development has progressed at the community which is now in the final phase of sales.

"Nature Discovery Park, two additional city park golf courses and the trail system are all excellent venues for outdoor fun and recreation," she said. "Other amenities we are pleased to have close to home are the public library, retail shopping centers, eateries, and a public elementary school, which our grandchild will be attending next year, when our daughter moves here. We are very pleased with our decision to buy a home at Aliante and certainly recommend this community to others seeking a nice home in true family-oriented environment."

Five neighborhoods are currently being offered by three homebuilders within Aliante. Homes are available to suit singles, couples and families representing all sizes and ages.

Prominence at Aliante, by Astoria Homes, is a private, gated neighborhood of two-story homes ranging from 2,830 to 4,449 square feet and priced from the low $400,000s.

Fields at Aliante, by Astoria Homes, offers four and five bedroom designs from 2,228 to 3,374 square feet and priced from the low $300,000s.

Sun City Aliante, by Del Webb, is an age-qualified community that offers a selection of single-story homes ranging from about 1,155 to 1,716 square feet and priced from the mid $200,000s.

Autumn Ridge, by Pardee Homes, is a gated neighborhood that offers a selection of one- and two-story homes ranging from 2,695 to 4,245 square feet and priced from the $400,000s.

Springfield, by Pardee Homes, is a gated neighborhood that offers a selection of one- and two-story homes ranging from approximately 2,754 to 3,289 square feet and priced from the upper $300,000s.

Aliante is a development of North Valley Enterprises LLC, an affiliate of American Nevada Co. and Pulte Homes. Encompassing more than 1,900 acres, the community is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street. Interstate 215 and the Las Vegas Beltway intersects Aliante, providing easy access to Interstate 15 and U.S. Highway 95, as well as a quick commute to major destinations in the valley.

Nearly 428 acres in Aliante are designated for recreational and public purposes including the Aliante Golf Club, the 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, more than 24 miles of lighted concrete trails and linear parks, and a natural arroyo.

As many as 100 acres in Aliante are allocated for commercial development.

Residents also have convenient access to shopping, dining and professional services at the community's various retail centers and the Aliante Corporate Center office park.

Ground was broken during the first quarter of 2007 for the Aliante Station hotel and casino, which is set to open in November 2008.

The resort will be located on a 40-acre parcel at the northeast corner of Interstate 215 and Aliante Parkway.
