Meritage features homes in northwest

Meritage is promoting actual models for sale at neighborhood located in Inspirada in Henderson, Yellowstone at Mountain's Edge in the southwestern valley, Northern Terrace at Providence in the northwestern valley, and at Geyser Peak in North Las Vegas.

Prices for these professionally decorated homes, some of which include the furnishings, start from the low $200,000s.

An advantage to purchasing the actual model, according to the builder, is that an interior designer puts the finishing touches on each home and it is highlighted by upgraded architectural elements.

"Everything is upgraded in our model homes: the floors, the countertops, the furniture, the landscaping. We had designers come into the models and they decked them all out," sales agent Joe Petty said. "We try to create an ambiance of how it would be like to live in the home. We are looking to create the 'wow factor' in our models."

Petty added that some models for sale, such as those at the Northern Terrace community, are leasebacks, meaning that after the model is purchased the builder then "rents" it back to use as a model during the duration of that neighborhood's sales.

He said that a range of buyers purchase the actual models.

"The type of buyer is across the board. I think that it tends to be a more sophisticated buyer," Petty said. "Most of these (leaseback homes) give a positive cash flow and most of these homes will appreciate over the duration.

"Some of these purchasers are actually out of state and they want to come and live in Las Vegas."

At Northern Terrace in Providence, select models in two of the builder's three neighborhoods -- Salem and Andover -- are available. They measure from 1,579 to more than 2,100 square feet and are located within a block of the private Northern Terrace Club, which features a clubhouse with fitness center and meeting room, outdoor pools and spa, barbecue area and playground.

To visit Northern Terrace, take Interstate 215, the Las Vegas Beltway to Hualapai Way. Travel north to Farm Road and turn left. Turn right into the community on Crescent Mountain, and left on Sliver Run Peak Drive. The sales gallery is on the right.

Models are also available in four Meritage neighborhoods at Yellowstone in Mountain's Edge -- Great Falls, Evergreen, Warm Springs and Glacier -- where homes range from 1,367 to more than 2,800 square feet.

To visit Yellowstone, take the southern I-215 beltway to Durango Drive. Travel south on Durango, past Blue Mountain Road to Mountain's Edge Parkway and turn right.

In North Las Vegas, two models are available for immediate move-in in the gated community of Geyser Peak; the two-story homes measure more than 2,800 square feet.

Geyser Peak is centrally located off the I-215 beltway and Interstate 15 and minutes from shopping and restaurants just west of Losee Road on Tropical Parkway.

To visit Inspirada, take I-15 to St. Rose Parkway, travel east and turn south on Executive Airport Road, following the signs. Or, take Eastern Avenue to St. Rose Parkway, head west to Executive Airport Road and then go south.

Sales offices are open from 10 a.m. to 6 p.m. daily, except Monday when the models open at 11 a.m.
