Meritage Homes’ Summer Trail welcomes valley’s change in season

Meritage Homes' Summer Trail is set against the southernmost border of Mountain's Edge, a new master-planned community in the southwestern portion of the Las Vegas Valley.

The master plan's developer Focus Property has earmarked 500 acres of land for open spaces, parks and trail systems. It will include four elementary schools, two middle schools and a community high school.

Retail amenities and professional services are emerging in and around the community, according to Jeannette Murphy, vice president of marketing, Las Vegas Division.

The neighborhood is gated and offers three two-story floor plans -- Sweetwater, Suncreek and Westfalls. Home designs range from 2,318 to 3,028 square feet with as many as six bedrooms, up to four baths and two- or three-car tandem garages.

Floor plans can include front porches, first-floor master bedrooms, great rooms or traditional living, dining and family rooms.

Some designs provide for optional covered patios, lofts, dens and master retreats.

Standard features include raised-panel interior doors, recessed lights in select areas, fireplaces in great and living rooms, kitchen islands and walk-in closets with vinyl-coated wire shelving in master bedrooms.

Every home includes a programmable thermostat, security system prewiring, soft-water loop and vinyl-framed low-e windows.

Three exterior elevations reflect Spanish Colonial, Tuscan or Southern Italian architecture.

"With just 118 home sites planned for Summer Trail, it will truly be a peaceful neighborhood removed from the hustle bustle of everyday life," Murphy said.

Prices start in the upper $300,000s.

Meritage is offering incentives valued up to $25,000 on immediate move-ins when the buyer uses the builder's preferred lender, according to Murphy.

Model homes are open from 10 a.m. to 6 p.m. daily, except for Monday, when they open at 11 a.m.

To visit, take Interstate 15 south, exit at Blue Diamond Road and travel west to Buffalo Drive.
