Model leasebacks At Tuscan Cliffs are available

For new homebuyers this holiday season, values can be found in the hillsides of Southern Highlands. Pacific Southwest Development recently released its Tuscan Cliffs models for sale.
"We knew the model leaseback program would be well-received at Tuscan Cliffs, but didn't realize there was still such a strong group of investors looking for value in a luxury home property," said Michael Goeth, sales agent at Tuscan Cliffs.
All four of the development's model homes are available for purchase. Ranging from 5,000 to 6,000 square feet, the homes include upgraded options, fixtures and finishings. Fire and water features also are included throughout the homes as fireplaces, fire pits, outdoor kitchens, pools and spas.
"Each model home was professionally designed and decorated by the Tuscan Cliffs design team," Goeth said. "From unique flooring and wall treatments to upgraded cabinetry and countertops, each home is the pinnacle of luxury at Tuscan Cliffs."
Tuscan Cliffs' models are now available for purchase in its leaseback program that gives investors nearly an immediate return on their investment with rental income from the developer for at least 12 months. Based on a full price offer, homeowners will receive a 12 percent annual return on their investment for the first year.
According to Tuscan Cliffs sales manager Rob Evon, the feedback from prospective homebuyers has been positive. "Nearly everyone we have seen has mentioned the value of participating in our leaseback program. If you are in the market for a luxury estate home, the combination of our quality design and construction, along with a guaranteed income for 12 months makes it an unbeatable deal."
According to Evon, Tuscan Cliffs' leaseback program also takes some of the stress associated with purchasing in a slow economy. "It allows buyers to purchase a property without worrying about a tenant or payments for at least a year," he said. "After that, they can decide whether they want to move into the home or sell in what will surely be a much brighter real estate market."
The model homes are upgraded and include many options for personalization. Among them are wine rooms and grottos, game rooms, multiple outdoor courtyards, expansive rear yards and the builder's signature disappearing glass doors. Tuscan Cliffs pioneered the indoor-outdoor living philosophy in Las Vegas by offering these floor-to-ceiling glass windows that disappear into the walls of the home and bring the outdoors inside.
In addition to its model homes, Pacific Southwest Development is keeping the best interests of its clients in mind during the current challenging economy. At The Bluffs, just above the Tuscan Cliffs Collection, each home site is now available with an option of up to two years deferment to begin building. The sites range from a half acre to more than an acre on terraced mountainside spaces.
"We understand there is an interest in securing prime home sites in Las Vegas, but financing can be challenging in this economy," Evon said.
"By allowing homebuyers at The Bluffs to defer the start of construction for up to two years, it allows them to secure a home site with some of the best views in Las Vegas without the pressure of starting construction before they may be ready."
For those who are interested in building their home at Tuscan Cliffs, more than 50 distinct configurations are available among the four model homes.
Each offers an extensive rear patio, central courtyard and common areas. They range from 4,328 to 5,441 square feet in their base configurations and may measure as large as 6,000 square feet with options.
Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, exterior stone veneer, 42-inch maple cabinets, granite counter tops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures.
Each Tuscan Cliffs residence qualifies as an Energy Star.
Base prices in the community start in the low $1 millions.
Residents of Tuscan Cliffs will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval. The club includes a social calendar, spa, resort-style swimming pool and other facilities.
To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs. Office hours are from 10 a.m. to 5 p.m. except Mondays when it opens at 1 p.m.
