More than 75 floor plans offered in Summerlin neighborhoods

More than 75 home floor plans in a dozen neighborhoods are selling in the master-planned community of Summerlin. Floor plans include single-family homes, townhomes and condominiums that range from 1,487 to 5,904 square feet. Prices start in the high $100,000s.

"Summerlin offers a variety of competitively priced homes in a well-established master-planned environment that boasts more amenities than any other community in Southern Nevada," said Kevin Orrock, top division executive for The Howard Hughes Corp., developer of Summerlin. There are 150 parks, 150 miles of trails, 25 public and private schools, more than a dozen houses of worship, nine golf courses and several office and retail centers in the community.

"No other Southern Nevada community can compete with Summerlin in terms of the depth and breadth of our amenities," Orrock said. "Buying a home in Summerlin is a package deal that includes access to the best recreational, educational and community amenities in the valley."

Summerlin Centre West, located between Charleston Boulevard and Sahara Avenue, west of Interstate 215, the Las Vegas Beltway, remains Summerlin's most active and diverse village. Eight neighborhoods offer one-, two- and three-story single-family homes and townhomes that range from 1,487 to 3,175 square feet. Prices start in the high $100,000s. Neighborhoods include West Park Courtyards and Villas by William Lyon Homes, Montage and Travata at West Park by Ryland Homes, Traccia by Toll Bros., Cypress at Allerton Park by Woodside Homes and Villa Trieste at West Park by Pulte Homes.

Kingwood Knoll by Ryland Homes is the final neighborhood selling in The Vistas village, a European-inspired village located west of I-215 near the Red Rock Canyon National Conservation Area. The Vistas offers three parks, Linda Givens Elementary School and Vista Commons, an Albertsons-anchored neighborhood retail center. Kingwood Knoll features seven single-family home floor plans ranging from 1,515 to 2,224 square feet. Prices start in the $200,000s.

Mira Villa is a luxury condominium project taking shape adjacent to one of two Tournament Players Club golf courses in Nevada, TPC Las Vegas. The Mediterranean-inspired, midrise condominiums range from 2,071 to 3,917 square feet and are priced in the low $500,000s. Luxury penthouses are also available. In addition to the neighboring golf course, Mira Villa offers private recreational amenities including a resort-style swimming pool, private hot tubs, a fitness center and an outdoor verandah. Mira Villa is the final neighborhood selling in The Canyons village.

Summerlin's newest and most southern village developed to date, The Mesa, is nearing completion on two of its first neighborhoods: Ladera Crest by KB Home and Ladera Canyon by Richmond American Homes. Combined, the two neighborhoods offer select home floor plans ranging from 1,750 to 2,835 square feet with prices starting in the $200,000s. A third neighborhood, Ladera Terrace by Harmony Homes, is currently selling three new home floor plans in The Mesa village. Floor plans range from 2,320 to 2,622 square feet and are priced starting in the low $200,000s.

Ladera is located near Summerlin's newest community park, The Mesa Park, a 19-acre park with three Little League/baseball fields, tennis and basketball courts and children's play areas; and Bishop Gorman High School.

The Ridges, an exclusive, guard-gated village located at the base of the Spring Mountains, is home to Boulder Ridge and Fairway Hills.

Boulder Ridge by Christopher Homes features six residences that range from 4,364 to 5,904 square feet with prices starting at $1.7 million.

Fairway Hills by Toll Bros. is a luxury townhome neighborhood with homes ranging from 1,966 to 2,956 square feet. Prices start in the low $600,000s. The Ridges is developed around Bear's Best Las Vegas golf course, offering residents the benefits and views of golf course living.

"More than 19 years after Summerlin's inception, the community continues to offer diverse housing options that accommodate a variety of lifestyles," Orrock said. "It's a great time to buy a home in Summerlin."

Developed by The Howard Hughes Corp., an affiliate of General Growth Properties Inc., Summerlin began to take shape in 1990.

Located along the western rim of the Las Vegas Valley, Summerlin encompasses 22,500 acres with 9,000 acres still remaining to accommodate future growth within the master plan, including the community's urban core of Summerlin Centre. The community is currently home to more than 95,000 residents.

Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the upper $100,000s to more than $2 million. Custom-home sites in The Ridges are priced from the $500,000s.
