Native Las Vegans choose Pardee’s Chestnut Hill
Amanda Iuzzini and Aaron Winters, native Las Vegans, stopped by Providence, a northwestern master-planned community, in February after a long day of golf.
"We were driving back into town from the Las Vegas Paiute Resort and Aaron talked me into stopping at Providence to look at model homes," Iuzzini said. "We stopped at Pardee Homes' Chestnut Hill neighborhood, not really expecting to find a home. But, when we entered the Plan Three, we realized that we had found a home for us."
The neighborhood, situated in the northwestern Las Vegas Valley, turned out to be minutes away from Iuzzini's parents' home. It's close to the elementary school that her son Alex Talamantes, 10, attends.
"I grew up in the northwest valley and really wanted to be closer to my family," Iuzzini said.
Iuzzini's sister and brother-in-law Anna and Tim Vera also bought the Plan Three at Chestnut Hill and there will be just one house between the two families on their cul-de-sac.
Winters said the deciding factors for him were price per square foot and the home's optional third-floor loft.
Through June 30, the builder's Ready Set Save promotion features upgrades and offers reduced prices and special financing. The promotion highlights a selection of move-in-ready homes, including those at Chestnut Hill.
Chestnut Hill was the first neighborhood to open in the Providence community, according to Pardee regional sales director Rob Tuvell.
"Residents of Chestnut Hill enjoy the benefits of a well-planned community and a great northwest location, in addition to stylish designs and attractive prices," Tuvell said.
The neighborhood features four two-story floor plans and home sites that average about 4,200 square feet. Prices range from about $366,950 to $423,950.
Residence One measures 2,159 square feet with as many as four bedrooms and a two-car garage while Residence Two measures 2,432 square feet with up to five bedrooms, two-car garage, living and dining areas, and family room and kitchen.
Residence Three measures 2,221 square feet with as many as four bedrooms, three baths and two-car expanded garage, while Residence Four measures 2,896 square feet with up to five bedrooms, three baths and expanded two-car garage and optional loft in lieu of bedroom three.
Providence is a master-planned community by the Focus Property Group and is planned and branded with an American Traditions theme that includes tree-lined boulevards and formally landscaped paseos and parks. The community is located off of Interstate 215, the Las Vegas Beltway, at Hualapai Way in the northwest valley.
To visit, take I-215 exit at Hualapai Way and travel north. Turn left on Dorrell Lane then right onto Egan Crest Way and then left on Autumn Ash Avenue to the neighborhood. Sales offices are open from 10 a.m. to 6 p.m. daily, except Monday when they open at 11 a.m.
