Newport Lofts to hold open house

According to James Byczek of Chartwell Group, sales agents at the Newport Lofts high-rise community have remained busy conducting tours of condominiums to be sold during auction Aug. 29, by Chartwell Group Accelerated Marketing Division, in cooperation with Auction One Las Vegas, Greg Harelson, Nevada broker and auctioneer. The 3 p.m. auction will be held at Renaissance Las Vegas Hotel, 3400 Paradise Road, with registration beginning at 2 p.m.

"This is a great opportunity for savvy home buyers seeking a new home in a luxury high-rise community with the prime location of downtown Las Vegas," Byczek said. "As Newport Lofts enters its close-out phase, 20 of its remaining condominiums will be sold during a highly anticipated auction with published reserve prices of up to 64 percent off previous prices,"

Hundreds of home shoppers have visited the high-rise leading up to the sales event, Byczek said. Special tours are planned today and Sunday from noon to 4 p.m. Additional open houses leading up to the sales event will be held Friday from 4 to 8 p.m. and Saturdays and Sundays from noon to 4 p.m. The sales office will also be open Monday through Thursday from 11 a.m. to 4 p.m.

"During the open houses, potential buyers will have the opportunity to not only tour (one) of the stylish, open luxury lofts for sale. They will also get a glimpse of the one-of-a-kind luxury lifestyle enjoyed by the residents of Newport Lofts," Byczek said.

Reserve prices will start from $90,000 to $450,000, a significant decrease from recently published prices of $179,900 to $949,900. Two-thirds of the high-rise's luxury homes have already been sold.

"Excellent financing is available to qualified purchasers at the Newport Lofts auction with 90 percent financing for owner-occupants and 80 percent for second-home buyers and investors," he said.

A range of loft-style designs will be sold during the special event: studios measuring from 912 to 1,062 square feet; one-bedroom, one-bath homes measuring from 1,052 to 1,073 square feet; two-bedroom, two-bath designs ranging from 1,418 to 1,654 square feet and penthouses with two bedrooms, two baths measuring from 1,904 to 3,052 square feet.

Interested buyers should attend an open house or visit the sales office for bidding requirements. A cashier check is required to bid, and buyers must represent that they have inspected the residence that they intend to purchase.

All residents of the 24-story Newport Lofts have access to private resort-style amenities located on its rooftop. SkyDeck offers 360-degree views of the Las Vegas Valley and is home to a swimming pool and spa, a running track that spans the perimeter of the deck, and outdoor gathering places. An onsite exercise facility is equipped with state-of-the-art apparatus and men's and women's locker rooms.

Also located on the rooftop is the SkyLounge that features a lounge with a big-screen television, billiard table, catering kitchen and serving bar, and complimentary Wi-Fi access.

Other resident amenities include 24-hour security, a full-service front desk and secured parking.

Residents also have access to dining, entertainment and shopping at the nearby downtown Arts District, the Las Vegas Strip and the Fremont Street Entertainment District.

The community was recognized during Las Vegas Mayor Oscar Goodman's State of the City Address in January 2008 with a Mayor's Urban Design Award in the category of "Buildings and Their Environs" for its design.

To visit the high-rise at 200 Hoover Ave., take Charleston Boulevard to Las Vegas Boulevard, travel north and turn left on Hoover.
