Pacific Southwest Development’s Tuscan Cliffs promotes opulence

With an open floor plan on the first floor and a game room measuring more than 1,000 square feet on the second, Pacific Southwest Development's Villa De Giovanni at Tuscan Cliffs offers the space to entertain on a grand scale, according to David Kellen, development coordinator.

Located in a guard-gated neighborhood within Southern Highlands in the southwestern Las Vegas Valley, the model, measures more than 6,000 square feet.

The kitchen offers continuous flow to the dining room, great room, foyer and library. Disappearing glass doors open to a front courtyard and covered rear patio.

"We often refer to the floor plans at Tuscan Cliffs as mini-resorts with beautiful water features, pools, fireplaces and landscaping," Kellen said.

Upstairs, the game room features a wet bar near the adjoining home theater. Off the rear of the game room is a deck measuring more than 100 square feet and a nook with a series of windows.

"With wine cellars, open living spaces and commercial-grade kitchens, not to mention full summer kitchens outdoors, as well as media centers and home audio systems, these residences are better equipped than many venues to host a large-scale event," he said.

The builder offers the option of putting the game room downstairs, which allows access to the patio and pool, and moving the master bedroom to the second floor.

The Villa De Giovanni is one of four two-story model homes at the neighborhood. Each of the basic floor plans features multiple design options, allowing for more than 50 configurations.

All the floor plans are designed with courtyards and extensive patios and provide optional disappearing glass doors.

A total of 155 estate homes are planned, each on a home site measuring at least one-quarter acre.

Premium lots can be as large as half an acre and built into the hillsides. Floor plans range from 4,328 to 5,441 square feet with design options available that can expand the size to 6,000 square feet.

Standard amenities include paverstone driveways, sand-finished stucco exteriors, stainless steel appliances, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows, Kohler plumbing fixtures.

In addition, structured wiring systems are available with options for media networks and swimming pools.

Each residence qualifies as an Energy Star home. Base prices range from $1 million to $1.2 million.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.

Office hours are from 10 a.m. to 6 p.m. except Monday, when it opens at 1 p.m.
