Pahrump’s Mountain Falls constructing more homes

West of Las Vegas are the sounds of hammering and rumbling in preparation of new phases of development at the Mountain Falls master-planned community in Pahrump.
Because of buyer demand, William Lyon Homes is continuing to release new home sites for sale at its Cascata Ancora, Entrata, Bella Sera and Tramonto neighborhoods, where homes are priced from the high $100,000s.
"We have had steady sales at Mountain Falls this year. At Cascata Ancora, we have nine homes available for sale that are for year-end delivery. Some of these are located on a cul-de-sac and offer north-south facing," Bob Dougherty, a sales representative at Cascata Ancora, said. "Our neighborhood has attracted a lot of retirees, second-home buyers, singles and some families. The buyers like the quiet community and parks, resident facilities and of course the golf course. We're offering incentives on select homes, resulting in great pricing under $170,000. One is actually at under $150,000 with incentives. It's a great time for home buyers at Cascata Ancora."
Dougherty said the community's location about 45 miles west of Las Vegas has been appealing to buyers.
"It's quiet in Mountain Falls. You don't see smog out here. Our view of the back side of Mt. Charleston is gorgeous," he said. The homes at Cascata Ancora measure from 1,429 to 1,774 square feet.
The Tramonto neighborhood has entered its 15th phase of construction. Buyers may choose from a range of design options on homes ranging from 1,970 to 2,445 square feet.
"At Tramonto, we have sold all but one of the homes currently under construction that will be complete in July," Pam Zeigler, a sales representative at Tramonto, said. "There are a few homes available from Phase 14 where buyers can choose from many options to personalize their homes such as counter tops and flooring. There are some really nice home sites available that back up to greenbelts or are on corners. Our floor plans at Tramonto are incredible. They are single-story and most of them are on oversized lots."
Construction has begun on about a dozen homes at the singles-story development Bella Sera since May.
"Bella Sera homes haveupgraded items included in the price, including Corian countertops, Maytag appliances and 10-foot ceilings," Vicki Gardner, sales representative, said.
The homes range from 2,495 to 2,897 square feet. A casita option is available. "Most like Bella Sera because it is so quiet and it is the closest to the Mountain Falls Golf Club, clubhouse, fitness center and restaurant," she said.
Additionally, the sales staff remains busy at Entrata, a single-story neighborhood with homes ranging from 1,157 to 1,571 square feet. Sales representative Deborah Davis said the neighborhood provides a tranquil environment, with mountain and desert views and a location opposite of the community's resort-style amenities.
"Entrata is located on the opposite side of Mountain Falls from the other William Lyon neighborhoods. We are the best kept secret out here," Davis said. "We are closing out of our second phase and we're getting ready to break ground on our third phase with homes that will be completed this fall."
Located near Entrata are two additional neighborhoods offered by Classic Homes and Desert Wind Homes.
Classic Homes' Paradiso neighborhood features five single- and two-story floor plans measuring up to 4,300 square feet and priced from the $400,000s.
Desert Wind Homes offers Tivoli, a single-story neighborhood with homes from 1,938 to 2,097 square feet and priced from the $200,000s.
All residents have access to community amenities, including a private clubhouse, a fitness center, and an outdoor aquatic center. Residents and nonresidents alike may dine at the Mountain Falls Grill Room, overlooking the 18-hole golf course, where annual, six-month, three-month and monthly golf passes are available as well as daily greens fees.
To visit from Las Vegas, travel 45 miles west on State Route 160 (Blue Diamond Road) past Interstate 15.
Before reaching Pahrump, turn left on Manse Road. Proceed to Hafen Ranch and turn right.
Sales offices throughout the community are open from 10 a.m. to 6 p.m. daily except Monday, when model homes open at noon.
