Pardee Homes’ Bella Fiore at Lake Las Vegas takes the gold for design

Pardee Homes' Plan One at Bella Fiore at Lake Las Vegas has won a gold award for excellence in design in the 23rd Annual Best in American Living Awards (BALA), according to Loren Smets, vice president of architecture for Pardee Homes. This is Plan One's second win in as many years.

The home builder's Plan Four took the silver award

Plan One was named the gold winner for Best Single-Family Detached Home in the 2,401 to 3,000 square feet category.

Bella Fiore's Plan Four won the silver award from The Nationals 2007 for Best Single-Family Detached Home priced from $650,000 to $1 million.

Winner of a Gold Nugget Award of Merit from the Pacific Coast Builders Conference for home design last summer, Plan One at Bella Fiore is a single-story design measuring 2,822 square feet with four bedrooms, 2 1/2 baths and three-car garage.

The home is designed around a large interior courtyard with an optional fireplace and optional French doors leading to the main interior entry, kitchen nook and home office. Optional French doors also open to the backyard patio from the family room, dining and living rooms, as well as the master suite.

"It is a beautiful home that combines indoor and outdoor living in a spectacular setting," Smets said.

Plan Four features a sweeping staircase at the entry. The two-story design measures up to 4,376 square feet and includes a bonus room, home office, loft, up to five bedrooms, 3 1/2 baths and split three-car garage. Options include a living room fireplace, wet bar, den and master-suite fireplace and deck with French doors.

"You've got it all in the Plan Four," Smets said. "It's got drama, style and so much flexible space that it is easy to customize for almost any family's requirements."

Smets worked with Bassenian/Lagoni architects, based in Newport Beach, Calif., to design the homes at Bella Fiore.

The neighborhood is located just off Lake Las Vegas Parkway on the west end of Lake Las Vegas Resort, alongside The Falls Golf Club near the resort's main entrance.

Bella Fiore will include as many as 157 homes on home sites averaging more than 7,000 square feet in an exclusive gated community.

Floor plans range from Plan One's 2,822 to Plan Four's 4,376 square feet. Plan Two is a single-story design of 2,836 square feet, with Plan Two X measuring as much as 3,214 square feet. Plan Three measures 3,959 square feet. It is a two-story design of four bedrooms, 3 1/2 baths, three-car tandem garage, library and bonus room.

All designs feature interior courtyards with optional fireplaces, plus home offices and an optional casita.

Pricing begins from $767,950 to $885,950.

Pardee's second neighborhood at Lake Las Vegas, Tremezzo, has opened. Located on a hilltop at the northern edge of the resort community, Tremezzo's offers one- and two-story homes, ranging in size from 3,176 to 4,316 square feet, with three to five bedrooms and up to five baths. Prices at Tremezzo start from the $1.2 millions.

Pardee Homes is offering country club memberships to home buyers at both Bella Fiore and Tremezzo, according to Klif Andrews, Southern Nevada Division president of Pardee Homes.

"Bella Fiore and Tremezzo homes are part of the unique Lake Las Vegas lifestyle," Andrews said. "With special silver memberships that each Bella Fiore family receives, they can enjoy wonderful resort amenities all year round."

Offered through The Club at Lake Las Vegas, silver memberships include access to swimming pools, tennis courts, fitness centers, concierge service and limited golf at The Falls or Reflection Bay golf courses, as well as the new Rainbow Canyon course, set to open in 2008.
