Pardee provides homes for ‘move-up’ buyers

Pardee Homes' Chestnut Hill and Highgate neighborhoods continue to draw move-up buyers in the Las Vegas Valley, appealing to those who "literally" want to move up the valley floor into the master-planned Providence community, said Pardee Homes regional sales director Rob Tuvell.

"Our research shows that many of the buyers at Chestnut Hill and Highgate are current Las Vegas residents, including several that are current Pardee Home owners," Tuvell said. "Specifically, they cite location, floor plans and being a part of a master-planned community as top reasons for selecting Chestnut Hill and Highgate."

Chestnut Hill at Providence features four two-story floor plans and home sites that average about 4,200 square feet. The homes measure 2,159 to 2,896 square feet and prices range from about $297,000 to about $348,950.

Residence One measures about 2,159 square feet with up to four bedrooms and a two-car garage.

Residence Two measures 2,432 square feet with up to five bedrooms, two-car garage, living and dining areas, large entry and family room and kitchen.

Residence Three measures 2,221 square feet with up to four bedrooms, three baths and two-car expanded garage.

Residence Four measures 2,896 square feet with up to five bedrooms, three baths and expanded two-car garage and a loft in lieu of a third bedroom.

Highgate is a collection of one-, and two-story homes that measure from 2,221 to 3,413 square feet with home sites that average about 6,600 square feet.

Prices range from $344,450 to $436,950.

"Highgate is an exciting new product line featuring spacious floor plans in Spanish Colonial, Country European and Prairie Ranch elevations with such features as courtyards, dens, spacious kitchens and adjoining family rooms, optional casita, studio, loft, optional workspace, parlor and optional extended great room," Tuvell said.

Residence One at Highgate measures 2,221 square feet with three bedrooms, two baths, three-car garage, open kitchen, great room, dining room and master bedroom and bath in a single-story design.

Highgate Residence Two measures 2,650 square feet with three bedrooms, 21/2 baths, den, two-car garage plus one-car swing garage in a single-story design with a courtyard.

Additional features include a den, family room that is open to the kitchen and open living/dining room area.

Residence Three is a two-story home measuring 2,786 square feet with four bedrooms, three baths, loft, two-car expanded garage and optional casita or studio available on Plan Three X at select home sites.

The home also features a breakfast nook, island kitchen, open great room and dining area, downstairs bedroom and full bath, upstairs loft and laundry room.

Residence Four at Highgate measures 3,413 square feet with four bedrooms, 31/2 baths, loft, two-car garage, plus one-car swing garage and an extended great room in lieu of the parlor.

The home can be built with work space in lieu of the one-car swing garage, and has an upstairs loft and laundry room and optional balcony off of the master bedroom.

To reach Highgate, exit Interstate 215, the Las Vegas Beltway. at Hualapai Way and travel north.

Turn left on Dorrell Lane and left again on Audubon Street and the model complex is just ahead. To reach Chestnut Hill, take Dorrell Lane north then turn right onto Egan Crest Way and then left on Autumn Ash Avenue to the neighborhood and model complex.
