Paxton Walk aims to bring town square concept to Las Vegas Valley

Bill Shrader, the commercial Realtor involved in developing the storefront and office component of Paxton Walk, said he draws on his experience and involvement with the downtown San Diego market, particularly the Gaslamp Quarter.

"When the Downtown neighborhoods in San Diego started in the late 1990s, there was a tremendous demand by residents for goods and services," Shrader said. "In an urban setting, the streetscape has a strong influence on the experience of people in the neighborhood. Being able to walk to the town square brings back the feelings of a small town where everybody knows their neighbors and feels at home."

Shrader said Blue Marble Development recognized that the demand would be best filled by offering storefronts and other businesses on the ground floor of the development's town center, Paxton Square.

Designed around the idea of the town square, upon completion Paxton Walk will include townhomes and condominiums.

Located in the northwestern portion of the Las Vegas Valley, tree-lined streets will connect residents with shopping, restaurants, coffee houses and amenities.

Since the 2004 opening of The District in Green Valley Ranch, a Henderson master-planned community, the concept of shopping, dining, living and working all in one area as taken on great popularity, according to Shrader.

The developer believes retail outlets work best in settings which accommodate specialty markets, such as a Trader Joe's or Whole Foods Market, as well as drugstores and neighborhood cafes.

"At Paxton Walk we want restaurants and businesses that have a special feel to them, like family run restaurants," he said. "Among other potential commercial segments are hair salons, spa, boutiques, cafes, dry cleaners, banks, photo shops and postal services."

According to Shrader, the aim of the development is to create an atmosphere that will not only draw locals, but would be a destination for area residents who are craving a sense of place.

Offering 65 townhomes along Slade Avenue, measuring as much as 1,698 square feet with private courtyards and two-car garages, the community will include six acres of open space with 11 courtyards, three swimming pools, two clubhouses, two fitness centers, walking paths and gardens.

Paxton Walk Courtyards will offer 374 flats or two-level condominiums in four-story buildings surrounding a secure garage with at-level parking and direct entry to each home. Nine floor plans range from 726 square feet to 1,532 square feet.

Gardens at Paxton Walk will feature 271 single- and two-level condominiums in four-story buildings, surrounding a secure garage.

Prices range from the $200,000s to the $500,000s.

Paxton Square Town Center will anchor the mixed-use development. The first-story will include 46,000 square feet of retail, including two 7,000 square feet spaces designed for restaurants. The second-story will offer 50,000 feet of office space. The square will offer 72 one-level and loft homes on the third and fourth floors, which overlook a 27,000-square-foot courtyard for pathways, seating and outdoor dining.

Blue Marble Development is a subsidiary of Shiron Development, a group that has developed three commercial centers in Las Vegas. Shrader said the company has owned the property for more than nine years and has paid for land, design and entitlement fees, as well as made arrangements for a construction loan.
