Up to $25,000 in assistance is available to Southern Nevada home shoppers through local partners with the National Community Stabilization Trust. The federal program has allotted money to be distributed to qualified buyers through its local nonprofit partners.
Prudential Americana Group, Realtors agents Nancy Storey, Alberto Saab and Sandra Beard have sold nearly 50 homes in the program since they became qualified listing agents for the nonprofit group Nevada H.A.N.D. Inc. The group rehabilitates local foreclosed homes with funding from the Neighborhood Stabilization Trust.
"Many of my clients didn't realize how easy it is to apply for assistance from NSP to buy a home in Southern Nevada," Storey said. "You can get qualified by taking an eight-hour educational class and attending financial counseling workshops. It is worth the time to qualify for up to $25,000 in assistance to buy a home and many buyers find that their monthly payments as a homeowner are less than they were paying in rent."
The NSP, with funding from the federal Housing and Urban Development program, operates nationwide with the goal of mitigating the negative effects vacant or abandoned properties have on neighborhoods and property values.
Storey has worked with NSP partners including the HUD-approved down-payment assistance providers that facilitate the classes and counseling with potential buyers.
"They make the process easy to understand and less intimidating that most people think. It is a true collaboration between the NSP and the partners involved to help deserving homebuyers receive much needed assistance," she said.
According to Storey, there are about 200 homes available in Southern Nevada that qualify for down-payment assistance.
"Most are move-in ready and some are even being sold with appliances," she said.
