Red Rock Realty sells luxury home

Create "positive energy" and success will follow. Luxury-home specialist Bob Barnhart and his wife, Jill, built their firm, Red Rock Realty, on this approach, creating swanky events that bring together Las Vegas' A-listers for memorable nights of fun and philanthropy.
The Barnharts' optimism for the Southern Nevada luxury market has been well placed: Just weeks after wrapping up one of their most successful listings to date, the sale of an estate within Summerlin for $9 million, the firm quickly followed up by negotiating a sale on one of its key listings, 27 Eagles Landing, which is located within an enclave of the Southern Highlands Golf Club.
The home, which was still being completed when the sale was negotiated, is listed for $12.9 million.
It is Red Rock's first listing in which the Barnharts had a personal stake. The couple partnered with veteran custom-home builder Ernie Domanico of Domanico Custom Homes to build the estate under the name Leading Investments.
So quickly did the deal initiate that Red Rock had no time to host its trademark sales promotion -- a soirée held at the property designed to attract the Who's Who of Las Vegas to raise money for local charitable causes.
"We are, of course, pleased by our success in having a pending sale for this trend-setting property even before its completion. We have long maintained that Las Vegas is fertile ground for pushing the envelope on a whole new class of megamansions," Bob Barnhart said.
"Selling a property in the multi-million-dollar range is ordinarily a lengthy process even when conditions are favorable. This sale confirms just how strong this market category is right now, as well as our understanding of just what that uppermost tier of buyers in Las Vegas is seeking. For Southern Nevada's ultra-luxury residential market, this is the best of times."
Although the sale is under contract, Barnhart said Red Rock plans to follow through on its commitment to host a celebrity-studded fundraiser. The prospective new owners, who have not been identified pending completion of the deal, have agreed to offer their new home for an end-of-summer spectacle on Sept. 29.
The event will feature a fashion show with models walking a Plexiglas runway set atop the property's opulent 130,000-gallon swimming pool. In addition, an accompanying dinner will be held with all the proceeds of the per-plate charge going to support the Nevada Women's Philanthropy, an organization that Jill Barnhart helped found.
"Our continued success at Red Rock Realty is directly tied to the success of the Las Vegas community," she said. "With each of our listings, we look for a way to add some Las Vegas-style fun and flair to the property, while at the same time giving back to the city that has given so much to us."
Architect Richard Luke and Michael Macaluso, a designer based out of Newport Beach, Calif., were commissioned to design the property. This lavish megamansion measures more than 22,000 square feet -- and that doesn't account for the 10 1/2-car garage -- all on one acre within the Southern Highlands Golf Club.
The residence offers seven bedrooms and nine baths, including four complete suites, maid's quarters, an office, wine room, library, home theater, wellness center, a steam shower and dry sauna. Smart Home technology is incorporated throughout, featuring monitors to control lighting, electronics and other home systems automatically.
The Nevada Women's Philanthropy is a member-driven organization supporting the arts, education, the environment, social services and health.
Domanico Custom Homes, a builder of commercial and residential properties, has a portfolio spanning several western United States communities. Founder Ernie Domanico established his firm more than 35 years ago.
