Rhodes continues to develop The Greens

Rhodes Ranch, a master-planned community in the southwestern valley, offers residents golf, miles of walking trails, an equipped 35,000-square-foot recreation center and the Fun Zone Water Park.
Among the home collections is The Greens, with three floor plans ranging from 1,534 to 1,841 square feet. The two-story homes include three bedrooms, 21/2 baths and a two-car garage. Plans 1734 and 1841, named for their square footage, also include a loft.
"Homebuyers have begun to realize the value of a new home versus a resale and we are seeing evidence of that with a very busy sales center," said DeAnna Forsyth, sales agent at the community. "We are hearing our customers say they were tired of making multiple offers on homes and not getting them. Plus a new home comes with a warranty and the peace of mind that there are no hidden problems with it."
While all of The Greens completed homes have been sold, the builder is quickly filling its available sites with new construction, according to Forsyth.
"We have sites available near the golf course or the R-Club recreation center, if you want to be near the center of the community," Forsyth said. "And for about the same cost as a resale, you can get exactly what you want, where you want, without any of the hassle."
Among the benefits of buying a new home in Rhodes Ranch is the opportunity to choose exactly the type of countertops, flooring, fixtures and finishing that suit each resident's style, according to Forsyth.
Among the highlights of the floor plans is Residence 1534, which includes an upstairs laundry room and the option for a balcony or covered rear patio. Residence 1734 includes a loft or fourth bedroom, formal entry and option for a covered porch.
The Greens' largest floor plan, Residence 1841, includes loft, kitchen island, upstairs laundry room, master retreat and the option for a covered rear patio.
"Every home at The Greens includes a standard microwave oven, beech wood cabinetry and cultured marble countertops in the bathrooms," Forsyth said. "Most builders would offer these as upgrades or options."
Standard features in homes include finished garages, a barbecue stub in the rear yards and raised-panel entry doors. Inside, the homes include kitchen pantries; crown molding in the kitchens; custom, rounded corners; and prewiring for cable, phone, ceiling fans and alarms.
All homes meet or exceed Energy Star standards with features such as blown-in cellulose insulation, low-e vinyl windows, programmable thermostats and 13 SEER air conditioners, according to Forsyth.
Exclusively available to residents, the community's Fun Zone water park is one of the largest in the city and open for the summer season.
The Fun Zone includes a 13,000-square-foot lagoon pool with wading areas, as well as a 10,000-square-foot water park with three speed slides, five kid slides, rope bridges and multiple squirt gun stations.
Located adjacent to the R Club, it also includes a 25-meter lap pool, two eight-person spas, a 12-person group spa, four covered cabanas, one exterior lighted basketball court, two sand volleyball courts, four lighted tennis courts and a children's playground with activity structures.
The community also features The Rhodes Ranch Golf Club, which was designed by renowned architect Ted Robinson. The par-72 course was named a "Best Value" by Vegas Golfer magazine.
Rhodes Homes has built more than 6,000 homes in the Las Vegas Valley during the past two decades and is currently developing 16 neighborhoods throughout the city.
