Rhodes offers single-story designs at Pesaro

The single-story designs of Rhodes Homes' Pesaro neighborhood at Tuscany Residential Village in Henderson, combined with additional garage space, have made it one of the most popular home collections in the community, said John Means, sales manager.
Single-level floor plans, which can be hard to find in the Las Vegas Valley, appeal to a broad range of buyers who may not be willing or able to climb stairs on a daily basis, Means said.
"Pesaro has floor plans that appeal to the widest variety of home buyers," he said. "This is good for homeowners, but also good for the long-term values of the homes because they work for many different people."
According to Means, the floor plans of Pesaro have consistently been cited as the most versatile the developer offers in single-story designs.
"Features in single-story homes that many see as beneficial are taller ceilings, a larger lot and spacious designs with more windows," he said. "They are also very appealing to those thinking of their long-term needs and whether they'll be able to climb stairs when they get older."
At Pesaro, single-story does equate to larger lot sizes, according to Means.
"The smallest lot size in Pesaro is 6,000 square feet," he said. "This is 1,000 square feet larger than the average lot size in Tuscany and a great distinguishing factor among other neighborhoods in the development."
And for a limited time, Rhodes is offering its models for sale at Pesaro.
"We have three models and one is already sold," Means said. "We are offering the models for sale in a leaseback program to Rhodes Homes, which means the builder will lease the models back until all of the homes in the neighborhood are sold. This is a great opportunity to generate guaranteed mortgage payments until the homeowners are ready to move into these fully furnished and professionally decorated homes."
Pesaro's Residence 2683 and Residence 2700 are currently available.
"The homes are both professionally decorated and include all furnishings and fixtures," Means said. "They also include upgrades like granite countertops and upgraded flooring."
Residence 2683 includes three bedrooms, three baths, three-car garage, great room and island kitchen.
Residence 2694 includes four bedrooms, two baths, powder room, den, 21/2-car garage and great room.
Although the model is not available for purchase, Pesaro's Residence 2379 is available for sale in the community. This three-bedroom home includes two baths, powder room, 21/2-car garage, great room, kitchen with food-preparation island, optional den and optional covered patio.
Standard features at Pesaro include 8-foot entry doors, finished garages, Tuscan-inspired exterior color schemes, 9-foot ceilings and prewiring for phone, cable and ceiling fans in most rooms. Master suites include cultured marble double-bowl vanities and walk-in closets.
Kitchens include food-preparation islands, oak cabinetry, ceramic tile countertops, dishwashers and enameled steel sinks with chrome faucets.
Homes at Pesaro are priced from the mid-$300,000s.
"Residents of Tuscany have a 24-hour guard-gated entrance, a luxury community center with hundreds of activities, an award-winning golf club and a beautiful Tuscan-themed landscape with walking trails and numerous parks," Means said.
Tuscany's monthly homeowners association fee of $140 includes 50 channels of cable television.
Tuscany's 35,000-square-foot recreation center, La Vita Tuscana, includes a lap pool, lagoon pool, hot tubs, full workout facility, aerobics room, arts and crafts rooms and jungle gyms for children. The centerpiece of the community is the Tuscany Golf Club.
