‘Semi-custom’ homes touted

Using what it calls its New Millennium Custom Home concept, Pacific Southwest Development offers semi-custom building at Tuscan Cliffs in the southern foothills of the Las Vegas Valley, according to the builder.

Buyers are able to customize both the structural and interior designs of their homes without the delays usually associated with custom-home building, sales agent Rob Evon said.

"Tuscan Cliffs is the best of both worlds. Residents have the ability to design a home that is perfectly suited to their lifestyle without the hassle and headaches they would normally experience when building a custom home," he said.

According to Evon, those who choose to build full custom homes are responsible for all aspects of the project, including choosing a lot, obtaining appropriate permits and approvals, developing an architectural design, hiring contractors and moving through the entitlement process, among others.

"It is an enormous undertaking to build a custom home," Evon said. "At Tuscan Cliffs we take the guesswork out of that to deliver beautiful custom-quality homes in half the time with the same beautiful finishes you would expect in a custom home."

Time is of the essence for many new home buyers. Evon said Tuscan Cliffs homes are designed, built and delivered in an average of 10 to 12 months, depending on the options selected. With the time frame for custom-home building in Las Vegas averaging 21/2 years, Evon said, the advantages of choosing a development such as Tuscan Cliffs are apparent.

"Tuscan Cliffs has all the advantages of custom home building without the headaches," Evon said. "Our Villa de Giovanni model alone has 20 different floor plan configurations ranging in size from 4,328 to more than 6,000 square feet. All of that can be customized before we even look at the 5,000 options for fixtures and finishings through our design studio."

Customized room configurations available in the Villa de Giovanni include a one- or two-story courtyard casita, detached fourth car garage, sun terrace, wine storage space, second-floor master suite, game room or bonus room in lieu of the tandem garage.

"There are literally thousands of ways to make a Tuscan Cliffs home personalized to the lifestyle of each resident," Evon said. "But instead of working for years with multiple companies, our residents have three design meetings with their personal design specialists who assist them with all of their selections, and their part of the process is complete. We manage the rest."

More than 50 architectural configurations are available among the four model homes. Each offers a master suite with separate retreat, extensive rear patio, central courtyard and common areas designed for entertaining.

All of its home sites measure at least one-quarter acre.

Standard amenities include paverstone driveways, sand-finished stucco exteriors, stainless-steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, wood-clad Andersen windows and Kohler plumbing fixtures.

Pacific Southwest also added wrought-iron stair railings, granite counters and vanities as standard features. All residences include outdoor kitchens and disappearing glass doors, which allow residents to link internal and external areas seamlessly.

Among the thousands of available options are home theater systems, elevators, wine cellars and grottos, custom ceiling treatments, swimming pools, outdoor fireplaces and water features.

In addition, each residence qualifies as an Energy Star home, saving owners on heating and cooling expenses while providing quieter, more environmentally friendly homes.

Base prices start at just over $1 million. Residents will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval, according to Evon. The club includes a social calendar, spa, swimming pool and other facilities.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway to Stonewater Lane, then turn left and follow the signs. Office hours are 10 a.m. to 5 p.m. except Monday when it opens at 1 p.m.
