Silverado Springs by American West offers multi-story homes
Silverado Springs by American West Homes, located in the southern portion of the valley, is close to the shopping and dining opportunities of the Galleria at Sunset mall and Green Valley's The District. With the rising cost of gasoline, homebuyers are enjoying having all these conveniences directly in their neighborhood, said Larry Canarelli, president of American West.
The two- and three-story home designs at Silverado Springs range from 2.363 to 3,790 square feet with up to five bedrooms, and start at $374,500.
"We are a local, family-owned and operated company," Canarelli said. "The open floor plans and flexible living areas at Silverado Springs are designed for growing families. Our floor plans have the flexibility required to reflect the lifestyle of the homeowner."
Silverado Springs features The Ryan, a three-story design with an included elevator. The one-of-a-kind home includes 3,727 square feet of living space with five bedrooms, 31/2 baths and an extended two-car garage that gives residents space for an extended hobby or work area. First-floor highlights include a mud room, laundry center, storage area, bedroom, bath and game room with a media niche.
There is also an option for an extended game room. The main floor is the heart of floor plan, complete with a great room and dining room, as well as an attached covered balcony. It's all convenient to the kitchen with a dining island and included granite countertops. A den completes the main floor.
The third floor has three additional bedrooms and a master suite with a double vanity and deluxe spa shower. The home is priced at $473,500.
"At $127 per square foot, The Ryan is modestly priced for all its included upgrades and unique features. It's like a $1 million custom home without that kind of price tag," Canarelli said. "With high ceilings, arches everywhere and a big backyard, it's hardly a surprise that people are anxious to purchase."
The neighborhood offers a total of five two- and three-story floor plans. Room configurations, based on plan, include formal living and dining room, game room, den, study, library and first-floor master suite.
Energy saving features such as vinyl dual-paned low-e windows, 13-SEER air conditioner and radiant heat barrier roof are standard. Prices begin at $374,500.
The Silverado Ranch master-planned community features the 10,000-square-foot Silverado Ranch Park with softball fields, picnic areas, dog park and skate area.
Shopping opportunities, such as Silverado Ranch Plaza, offers residents as many as 400,000 square feet of retail, including Target Greatland, Ulta Salon, Nordstrom Rack and Pier 1 Imports.
The south location of Silverado Springs offers scenic views of the Strip, while Interstate 15 and Interstate 215, the Las Vegas Beltway, provide easy access to locations throughout the Las Vegas Valley.
To visit, take I-215 east to the Eastern Avenue Exit. Turn right on Eastern Avenue and right on Silverado Ranch Boulevard then left on Maryland Parkway.
"Silverado Springs is a perfect example of what we at American West have always prided ourselves: Our ability to not only build homes, but the best neighborhoods and communities possible, in which families can live and grow," Tyler Fleming, sales agent, said.
The sales office is open daily from 10 a.m. to 6 p.m. For more information on Silverado Springs, call 853-4588 or visit americanwesthomes.com.
