Six neighborhoods sell out in Summerlin

According to Peggy Chandler, senior vice president of land sales for The Howard Hughes Corp., developer of Summerlin, new home sales are steady in Summerlin despite the economic slowdown that has had a significant impact on the construction of new homes.

"Since March 2009, Summerlin has sold out six new home neighborhoods," Chandler said.

"Summerlin maintains a competitive market advantage in the Las Vegas housing sector as the largest and most complete master-planned development that offers more amenities than any other Southern Nevada community. In a period of economic uncertainty, Summerlin has fared better than many of its competitors because of its ability to deliver an improved quality of life thanks to a long list of amenities like schools, parks, trails, golf courses, houses of worship, shopping centers, restaurants and more. "

Today there are 10 new home neighborhoods offering 75 home floor plans in Summerlin according to Chandler.

Selling Summerlin neighborhoods are located in five villages: The Canyons, The Mesa, The Ridges, The Vistas and Summerlin Centre West.

Mira Villa is a luxury condominium project in The Canyons village adjacent to one of two Tournament Players Club golf courses in Summerlin, TPC Las Vegas. The Mediterranean-inspired, mid-rise condominiums range from 2,071 to 3,851 square feet and are priced in the mid $400,000s. In addition to the neighboring golf course, Mira Villa offers private recreational amenities including a resort-style swimming pool, private hot tubs, a fitness center and an outdoor verandah perfectly suited for entertaining. Mira Villa is the final neighborhood selling in The Canyons village.

Summerlin's newest and most southern village developed to date, The Mesa, is selling three home floor plans in Ladera Terrace by Harmony Homes. Homes range from 2,320 to 2,622 square feet and are priced in the low $200,000s.

Ladera is located near Summerlin's newest community park, The Mesa Park, a 19-acre park home to three Little League baseball fields, tennis and basketball courts and children's play areas and Bishop Gorman High School.

The Ridges, a guard-gated village located at the base of the Spring Mountains, is home to Boulder Ridge and Fairway Hills. Boulder Ridge by Christopher Homes featuring six residences that range from 4,364 to 5,904 square feet with prices starting at $1.6 million.

Fairway Hills by Toll Brothers is a luxury townhome neighborhood with homes ranging from 1,966 to 2,956 square feet. Prices start in the high $500,000s. The Ridges is developed around Bear's Best Las Vegas golf course, offering residents the benefits and views of golf course living.

Kingwood Knoll by Ryland Homes is selling in The Vistas village, a European-inspired village located west of Interstate 215, the Las Vegas Beltway, near Red Rock Canyon National Conservation Area.

The Vistas is home to three parks, Linda Givens Elementary School and Vista Commons, an Albertsons-anchored neighborhood retail center. Kingwood Knoll features seven single-family home floor plans ranging from 1,515 to 2,224 square feet. Prices start in the $200,000s.

Summerlin Centre West, located between Charleston Boulevard and Sahara Avenue west of I-215, remains Summerlin's most active village. Five neighborhoods offer one-, two- and three-story single-family homes and townhomes that range from 1,487 to 3,175 square feet. Prices start in the high $100,000s. Neighborhoods include West Park Courtyards and Villas by William Lyon Homes, Traccia by Toll Brothers, Cypress at Allerton Park by Woodside Homes and Villa Trieste at West Park by Pulte Homes.

Developed by The Howard Hughes Corp., an affiliate of General Growth Properties Inc., Summerlin began to take shape in 1990.

Located along the western rim of the Las Vegas Valley, Summerlin encompasses 22,500 acres with 9,000 still remaining to accommodate future growth within the master plan, including the community's urban core of Summerlin Centre. There are more than 98,000 residents with access to amenities that include more than 150 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, nine golf courses, a dozen houses of worship, shopping centers, medical and cultural facilities, business parks, 25 public and private schools.

Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the mid $200,000s to more than $2 million.
