Stephanie Village offers Green Valley lifestyle

Plans for Stephanie Village at Green Valley, a mixed-use project combining condominiums, office space, restaurants and shops within a 22.5-acre village setting, reminded new home buyer Johnny Bediekian of the centralized locations, lifestyle and conveniences of cities he'd known in Lebanon, Greece and Spain.
"Mixed-use living is very big in such countries," said Bediekian, whose business as a real estate agent and broker in Southern Nevada led to his visit to the sales center.
Dan Shaw, chief executive officer of Las Vegas-based RMI Development, said the company conducted extensive market research to determine the "look and feel" of the project.
RMI is developing Stephanie Village in partnership with international financial advisory firm Babcock & Brown.
"We traveled the country in search of an attractive product that would provide substance within its community," Shaw said. "All arrows pointed in the direction of a village setting within walking distance to the lifestyle buyers crave. It had to provide easy freeway access, too. A quick commute relieves stress and ultimately gives residents more time to pursue personal interests."
With full construction financing provided by M & I Bank, an affiliate of Marshall & Ilsey Co., Stephanie Village's clubhouse is under construction and should be complete by the end of this year.
The clubhouse will feature 15,000 square feet of presold office space, clubroom, library and business center. Construction of the first residential building has begun and condominium sales are under way.
Priced from the low $300,000s, the project features eight floor plans measuring from 908 to 2,295 square feet. The one- and two-level residences include up to three bedrooms, three baths and a loft area. European-style cabinetry, unique flooring options -- including wood, Travertine and tile -- granite slab counters in kitchen and bath areas, as well as granite tub surrounds, stainless steel appliances with gas range and side-by-side refrigerator, are all standard features. A structured wiring package is included for each unit's connectivity along with prewiring for satellite, cable and high-speed Internet. Low-emittance windows contribute to energy efficiency.
When complete, the mixed-use project will include 58,000 square feet of retail, 15,000 square feet of office space, two major restaurants, an outdoor events amphitheater, four swimming pools, spas with shade trellis, fitness center, walking paths and gardens.
