Sullivan Square mixed-use project goes retro with ‘Old World’ brownstones

Among the six options of residences offered at Sullivan Square, a new 16.5-acre mixed-use community in the southwestern valley, its brownstones may be the most unique to the desert landscape.
"The traditional brownstone at Sullivan Square will be similar in design to 17th- or 18th-century brownstones that you would find in cities such as New York, London or Paris," said Robert Olson, design manager for Glen, Smith & Glen Development, the project's developers. "There is a certain romantic, discreet, Old World beauty that brownstone homes exude and we plan to capture that feeling at Sullivan Square."
Ranging from 1,700 to 1,900 square feet throughout three floors, with prices starting at just over $1 million, Sullivan Square's traditional brownstones are available in seven floor plans that include features such as coffered ceilings; curved, open stairways with wooden banisters; flat, straight, white walls; wood flooring throughout the entire home -- excluding the baths -- and a fireplace with a marble, neoclassical design.
Kitchens include granite or marble countertops, subway-tiled backsplashes, stainless-steel appliances and an apron kitchen sink with a traditional faucet. Upper level cabinetry will feature glass doors. Baths have black-and-white, octagon tiled floors, pedestal sinks and claw footed tubs, a classic, turn of the century design. Master suites will include separate, marble-tiled showers.
A nontraditional and unique feature for Sullivan Square brownstones is direct access from the second floor of the residence to a connected parking garage, Olson said.
In addition to brownstones, residences currently available for sale are live/work spaces and condos in Madison I, the project's first high-rise tower.
Upon completion, Sullivan Square will consist of about 1,300 residences. Units in the first phase range from 500 to 2,000 square feet with prices from the low $300,000s to $1.8 million.
Sullivan Square is co-developed by Las Vegas-based Glen, Smith & Glen Development and Dublin, Ireland-headquartered Harcourt Developments.
The project is located at Sunset Road and Durango Drive, just off Interstate 215, the Las Vegas Beltway. The sales center is located at 8930 Spanish Ridge Ave. and is open 10 a.m. to 6 p.m. daily.
