Sullivan Square offers stability

Sullivan Square, a new, 16.5-acre, mixed-use project located in the southwestern Las Vegas Valley, is offering financial stability to future residents as construction progresses.

"Despite the slow housing market and difficult lending environment, Sullivan Square continues to thrive," said Dale Rowse, principal of Viridian Group, which is the sales representative for the project. "2007 was a banner year for Sullivan Square as we celebrated the official groundbreaking and completed excavation of the project's first phase. The strength of local developer GSG Development and their Dublin, Ireland-based co-developer, Harcourt Developments, has been outstanding. Harcourt has financed 100 percent of the building costs."

According to Tony Avalos, who has homes in both Las Vegas and San Francisco, "An important factor for us was knowing Sullivan Square was fully financed. The viability of the project is key in a market where several projects have announced they are not moving forward."

Rowse also attributes the project's success to its design as a mixed-use community.

"We are offering people a lifestyle they cannot get anywhere else in Las Vegas. Many of our buyers are originally from other cities throughout the United States and familiar with the lifestyle and amenities Sullivan Square is offering," he said.

Of those future residents, former New Yorker Nancy Johnson was reminded of her former neighborhood on the East Coast when she purchased her home at Sullivan Square.

"It's like its own little city," Johnson said. "It feels like the kind of place where you can have it all."

Michigan native Charles Ashley purchased a unit in Madison Tower I.

"For my first home, I intended on buying a house," Ashley said. "After I realized that a condominium at Sullivan Square fit within my price range, I couldn't pass it up. I was offered a very flexible financing plan which made things a lot easier."

Rowse said the project also is drawing international interest.

"The level of international inquires has increased significantly. It is exciting that the developer's concept is reaching a worldwide audience," he said.

Amenities at Sullivan Square include a 1.5-acre community park, dog park, concierge and valet services, extensive workout facilities, pools and tennis courts.

Sullivan Square's market street will be filled with 25 locally owned shops and services, including a full-service deli, neighborhood pub, fine restaurant, florist, fresh fish monger, wine shop, coffee shop and bakery.

A furnished vignette is on display at the Sullivan Square Sales Center, showcasing interior amenities of the Madison Tower I and II residences. Features include wood flooring in the kitchen, main living area and dining room, quartz stone countertops with glass mosaic backsplashes and Italian-designed cabinetry in the kitchen and baths.

Upon completion, Sullivan Square will consist of about 1,300 residences. Madison Tower II is currently offering 176 units with 27 floor plans ranging in size from 641 to nearly 1,900 square feet, with first-release prices beginning in the low $300,000s.

Sullivan Square's traditional brownstones feature designs similar to 17th or 18th century brownstones found in cities such as New York, London and Paris. The homes range from 1,700 to 1,900 square feet throughout three floors, with prices starting at $1 million.

The community's live/work spaces offer residents the opportunity to live above the shops on market street and to purchase the space below their living quarters for their own businesses, Rowse said. The live/work spaces are available in floor plans ranging from 500 to 2,000 square feet, with prices starting in the low $300,000s.

The neighborhood will soon offer mid-rise terraced condominiums, Chicago-style lofts and townhomes, completing the community's six options of urban living.

Sullivan Square is located at Sunset Road and Durango Drive, off Interstate 215, the Las Vegas Beltway.

The sales center is located at 8930 Spanish Ridge Ave. and is open 10 a.m. to 5 p.m. daily. To visit, from I-215 South, exit Russell Road and head north on Frontage Road. Turn east on Hacienda Avenue and south into The Park at Spanish Ridge.
