Sullivan Square touts mixed use

The Sullivan Square mixed-use community going up in the southwestern valley encompasses six options for living along with shops, restaurants, outdoor amenities and an office building, all designed to be environmentally sustainable, the developer said.

Sullivan Square, which broke ground several months ago, is an urban community designed with convenience in mind, said Kenneth Smith, founder, principal and managing partner of GSG Development, the project's developer.

Sullivan Square will feature a market street filled with 25 locally owned shops and services, including a full-service deli, neighborhood pub, fine restaurant, florist, fresh fish monger, wine shop, coffee shop and bakery. Sullivan Square will also offer a 1.5-acre community park, dog park, concierge and valet services, workout facilities, pools and tennis courts -- all within walking distance of residences, Smith said.

"Urban mixed-use communities need to incorporate grocers, bakeries, butchers, dry cleaners and other shops that people frequent almost every day," he said. "From picking up dinner at the full-service deli on the way home to cough medicine in the middle of the night, the community should be designed to serve its residents, not the other way around."

Genuine mixed-use projects also draw people back to the village lifestyle, according to Smith. "You will get to know your neighbors personally and see them every day at the market, drugstore or even the dog park. You will be able to ask the butcher for 'the usual.' When you develop relationships like this, a sense of community evolves," he said.

Sullivan Square will be a green, sustainable community and is seeking the U.S. Green Building Council's Leadership in Energy and Environmental Design Silver Level certification, promoting a healthier environment and cost savings to its residents.

In addition to its parks and grassy areas, green living elements at Sullivan Square include low-toxin residential interior paints and carpeting and highly efficient plumbing fixtures in all residences. Outside, light-colored street pavers and roofing materials are being used to reduce the "heat island" effect on the community. Its on-site water treatment system is expected to save about 45 million gallons of water per year by capturing water from residences. The water will be used to irrigate Sullivan Square's common areas.

Upon completion, Sullivan Square will consist of about 1,300 residences. Madison Tower II is offering 176 units with 27 floor plans ranging from 641 to nearly 1,900 square feet, with first-release prices beginning in the low $300,000s.

In addition to high-rise living, Sullivan Square's brownstones are reminiscent of Old World urban architecture with a design similar to 17th or 18th century brownstones found in New York, London or Paris. The three-story homes range from 1,700 to 1,900 square feet, with prices starting at just over $1 million.

The community's live/work spaces offer residents an opportunity to live above the shops on market street or to purchase the space below their living quarters for their businesses. The live/work spaces are available in floor plans ranging from 500 to 2,000 square feet, with prices starting in the low $300,000s. The neighborhood will soon offer mid-rise terraced condominiums, Chicago-style lofts and townhomes, completing the community's six options of urban living.

A furnished vignette is currently on display at the Sullivan Square Sales Center, showcasing interior amenities of the Madison Tower I and II residences. Features include wood flooring in the kitchen, main living area and dining room, quartz stone countertops with glass mosaic backsplashes and Italian-designed cabinetry in the kitchen and baths.

Located at Sunset Road and Durango Drive just off Interstate 215, the Las Vegas Beltway, Sullivan Square is in the heart of what is being called the Las Vegas Valley's emerging West Village. The village's 400 acres are zoned for high-density, mixed-use development, 10,000 housing units, several hundred thousand square feet of retail space and several million square feet of office space.

The sales center is located at 8930 Spanish Ridge Ave. and is open daily from 10 a.m. to 6 p.m. To visit from I-215, exit at Russell Road and head north on Frontage Road. Turn east on Hacienda Avenue and south into The Park at Spanish Ridge.
