Summerlin Centre remains active

Summerlin Centre remains the most active village under construction in the master-planned community. The village has 10 actively selling neighborhoods with nearly 50 home floor plans, including one-, two- and three-story homes, townhomes and lofts.

Single-story homes are available in Cypress and Palmilla at Allerton Park by Woodside Homes. Cypress' single-story floor plan is 1,524 square feet and is priced from the low $400,000s; Palmilla's floor plan is 1,922 square feet and priced from the upper $400,000s.

Two-story homes account for more than two-dozen floor plans selling in Summerlin Centre and are located in multiple neighborhoods, including Montage and Travata at West Park by Ryland Homes, Traccia by Toll Brothers and Cypress and Palmilla by Woodside Homes.

Floor plans range from 1,660 to 3,175 square feet and are priced from the low $300,000s to the high $500,000s.

Seven three-story home floor plans are selling in three neighborhoods including West Park Villas by William Lyon Homes and Montage and Travata at West Park by Ryland Homes.

Three-story home floor plans range from 1,556 to 2,970 square feet and are priced from the high $200,000s to the low $400,000s.

West Park Villas and West Park Courtyards by William Lyon Homes are townhome neighborhoods offering floor plans from 1,556 to 2,452 square feet and priced from the high $200,000s to the high $300,000s.

West Park Courtyards features two-story homes while West Park Villas features both two- and three-story homes.

C2 Lofts by A Christopher Co. is Summerlin's first loft project and offers 13 floor plans.

The lofts offer one- and two-story home floor plans that vary from 937 to 2,822 square feet. Prices range from the low $300,000s to more than $1 million.

Each neighborhood in Summerlin Centre features amenities designed for the exclusive use of residents, including parks, pools and barbecue areas.

Amenities are among Summerlin Centre's strongest selling points, according to Julie Cleaver, vice president of design and planning for The Howard Hughes Corp., developer of Summerlin.

"Upon completion, Summerlin Centre will be in a league of its own when in comes to amenities," she said. "The village will boast an unparalleled offering when a 1.6 million-square-foot regional retail center opens in fall 2009. The center will encompass world-class dining, shopping and entertainment venues, as well as parks, plazas and public gathering places."

Existing amenities in Summerlin Centre include retail centers, office parks, restaurants, two major community parks and dozens of neighborhood parks, miles of trails, retirement center, private junior/senior high school, Clark County fire station and the $1 billion Red Rock Casino Resort and Spa, which features movie theaters and a bowling alley.

"With hundreds of acres remaining in Summerlin Centre, more amenities are on the way," Cleaver said.

Planned future amenities include a new public high school, another large community park and 400,000 square feet of additional office space.

Developed by The Howard Hughes Corp., an affiliate of General Growth Properties Inc., Summerlin began to take shape in 1990.

Located along the western rim of the Las Vegas Valley, the master-planned community encompasses 22,500 acres with about 9,000 acres still remaining to accommodate future growth within the master plan, including its urban core of Summerlin Centre.

The community is home to more than 95,000 residents.

Amenities include more than 100 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, nine golf courses, a dozen houses of worship, shopping centers, medical and cultural facilities, business parks, 22 public and private schools and nearly 100 actively selling floor plans.

Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the mid-$200,000s to more than $2 million.

Custom home sites in The Ridges are priced from the $500,000s.

Luxury apartment homes offer monthly rents starting from the $900s.
