Summerlin’s Falcon Ridge offers three luxury custom-home sites

Falcon Ridge, one of six luxury custom-home neighborhoods in The Ridges at Summerlin, has three of 60 home sites currently available for sale, according to Peggy Chandler, senior vice president of community development for The Howard Hughes Corp., an affiliate of General Growth Properties and developer of Summerlin.

One home site is nearly one-half acre and is priced at $949,000.

It features mountain and city views, including a view of the south Las Vegas Strip.

The second home site, priced at $969,000, is nearly three-quarters of an acre, while the third home site is more than one-third of an acre and is priced at $679,000.

"Each of these custom lots has its own distinct features and provides a unique ownership opportunity in Falcon Ridge," Chandler said. "The Ridges is maintaining its value and appeal as one of the Las Vegas Valley's most desirable addresses. To date, nearly 250 home sites have been sold and scores of some of the valley's most spectacular homes are currently under construction."

The neighborhood is located at the far western end of Desert Inn Road. It is taking shape around Jack Nicklaus' Bear's Best Las Vegas golf course, which features replications of signature holes from his courses throughout the Southwestern United States.

In addition to golf course proximity, Falcon Ridge is directly adjacent to Club Ridges, the community's private sports and recreation facility that is now open for the exclusive use of residents in The Ridges.

Club Ridges features a workout facility, aerobic room, five tennis courts, tennis lounge, two pools, locker rooms and a park.

"The Ridges sits on the hillside adjacent to Red Rock Canyon National Conservation Area, overlooking both the valley and the Las Vegas Strip," Chandler said. "Just minutes from the 215 Beltway, The Ridges has easy access to the valley and all that the Strip offers, yet it's a sanctuary for those seeking a relaxing lifestyle away from the hustle and bustle."

With its Summerlin address, The Ridges offers residents access to all of the master-planned community's amenities.

Topping the list are private schools, including The Alexander Dawson School at Rainbow Mountain, which is just down the street.

The community also offers parks, trails, championship golf courses, neighborhood shopping centers, a full calendar of seasonal celebrations, special events, community classes and sports leagues.

Summerlin began to take shape in 1990. It is a 22,500-acre master-planned community located along the western rim of the Las Vegas Valley.

It is currently home to more than 95,000 residents. With about 7,500 acres still to develop, including its urban core, Summerlin Centre, Summerlin is continuing to unfold.

The community is home to 100-plus neighborhood and village parks, more than 150 miles of the Summerlin trail system, 19 public and private schools, houses of worship, shopping centers, medical facilities, cultural facilities, business parks and more than 60 model homes.

Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the low $200,000s to more than $1 million.

Custom-home sites in The Ridges are priced from the $500,000s.
