Summerlin’s Mesa Village provides amenities

The Mesa Village of Summerlin is one of the master-planned community's most popular villages with home buyers this year, according to Julie Cleaver, vice president of design and planning for The Howard Hughes Corp., developer of Summerlin.

"Home buyers are attracted to The Mesa's location, neighborhood amenities and variety of homes," she said. "It's a richly diverse, modern and scenic place to call home."

The Mesa Village is nestled against the Spring Mountains, offering residents a sense of exclusivity in a beautiful setting, Cleaver said.

"Because of its location, The Mesa Village offers abundant outdoor social and recreational areas, including neighborhood and village parks, as well as outdoor living areas in several floor plans," she said.

Nearly two dozen home floor plans are selling in Ladera, the first neighborhood in the village. Ladera is already home to a private neighborhood park and pool area.

Upon completion, the neighborhood will feature more than 600 residences built by three valley home builders, according to Cleaver.

Ladera Canyon by Richmond American Homes features nine home floor plans ranging from 1,750 to 2,800 square feet. Ladera Terrace by Engle Homes features three home floor plans ranging from 2,031 to 2,574 square feet. Ladera Ridge by KB Home offers three home floor plans ranging from 1,867 to 2,103 square feet; and Ladera Crest, also by KB Home, offers four home floor plans ranging from 2,388 to 2,883 square feet.

Designs from the various builders include both single- and two-story homes and are priced starting from the mid-$200,000s. Select floor plans feature stone exteriors, diverse architectural details and three-car garages.

The Mesa Village is Summerlin's newest and most southern village developed to date. Upon completion, the 500-acre village will be home to several neighborhoods, dozens of parks, educational facilities and at least one house of worship.

The village is already home to the 35-acre Bishop Gorman High School, a Catholic college preparatory school that opened for the 2007-2008 school year.

Upcoming village milestones include the completion of The Mesa Park, a 19-acre village park with three Little League baseball fields (one with a concession stand), lighted tennis and basketball courts, a tot lot area and picnic ramadas; the opening of the village's second neighborhood, Prada Del Sol by Pageantry Homes; and the groundbreaking of The Holy Spirit Catholic Church.

"There are several significant projects planned in The Mesa Village," Cleaver said. "We expect to see a lot of growth during the next few years."

Developed by The Howard Hughes Corp., an affiliate of General Growth Properties Inc., Summerlin began to take shape in 1990 when the western edge of the Las Vegas Valley was not developed much beyond Buffalo Drive. The success of Summerlin helped touch off the building boom that transformed the Las Vegas area.

Summerlin encompasses 22,500 acres with about 9,000 acres still remaining to accommodate future growth within the master plan, including the community's urban core of Summerlin Centre.

The community is home to more than 95,000 residents. Among the amenities available to residents are more than 100 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, nine golf courses, a dozen houses of worship, shopping centers, medical and cultural facilities, business parks, 22 public and private schools and more than 100 actively selling floor plans.

Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the mid-$200,000s to more than $2 million.

Custom home sites in The Ridges are priced from the $500,000s. Luxury apartment homes offer monthly rents starting from the $900s.
