Summerlin’s office space grows with the community

During the past year, more than 350,000 square feet of office space was completed in the master-planned community of Summerlin. In total, Summerlin now boasts more than 3 million square feet of office space -- a number that will continue to increase as development continues in the community, according to Kevin Orrock, top division executive of The Howard Hughes Corp., developer of Summerlin.

In fact, General Growth Properties, parent company of The Howard Hughes Corp., recently announced plans to build 500,000 square feet of office space in Summerlin Centre, the urban core and downtown of Summerlin. "During the next few years, scores of businesses will take up residence in Summerlin," Orrock said. "Summerlin has become much more than a premier place to live; it's also growing in desirability as a great place to work."

Charleston Pavilion LLC is the largest recently completed office project in Summerlin, spanning 155,014 square feet. The six-story building located at 10801 W. Charleston Blvd., is home to several major tenants, including City National Bank, UBS Financial, Fertitta Enterprises, Land America, Station Casinos and Ameritrade. The building is the recipient of the NAIOP 2008 Spotlight Award for the Best Office Building in the five-stories-and-taller category. A second 2008 NAIOP Spotlight Award was awarded to City National Bank for best tenant improvement.

Mark L. Fine & Development has two Summerlin office projects in development: Hills Center North Business Park and The Gardens Plaza. Hills Center North Business Park, located in The Trails Village of Summerlin, is a 150,000-square-foot owner-occupied master-planned office park. The Gardens Plaza, located on Town Center Drive in The Gardens Plaza, is a 7-acre, master-planned business park with retail space for lease as well as for purchase.

Christopher Commercial completed a 51,000-square-foot office project, Parkway Pointe, in The Hills South Village. The building was the recipient of the 2008 NAIOP Spotlight Award in the second-story office building category. Current tenants include First National Bank and New Cotai Holdings.

Trail Gate LLC is putting the finishing touches on its 40,000-square-foot office project in The Trails Village of Summerlin, Trailwood Office Park. According to developer Lloyd Manning, the building features extensive landscaping, upscale design including abundant stone finishing and high-tech conference facilities. It is already 100 percent leased.

The Ridges Village will soon be home to its first office park, referred to as the Executive Park at The Ridges. Sierra Development LLC is the developer of this 18,000-square-foot, single-story building designed to meet LEED certification requirements. The office development is located adjacent to Bear's Best Las Vegas golf course on the corner of Granite Ridge Drive and Flamingo Road.

According to Orrock, Summerlin provides businesses with all the amenities and conveniences of the suburbs.

"Immediate access to freeways, restaurants, shopping, golf and other community amenities can be a real plus for business," he said. "The suburban office trend is driven both by reduced commute times and proximity to neighborhood amenities."

Summerlin has more than 350 acres dedicated to office parks. Major office parks include Canyons Center, Corporate Pointe, The Crossing Business Center, Gardens Business Park, The Gardens Plaza, Hills Center Business Park, Hills South Business Center and Howard Hughes Plaza.

Developed by The Howard Hughes Corp., an affiliate of General Growth Properties Inc., Summerlin began to take shape in 1990.

Located along the western rim of the Las Vegas Valley, Summerlin encompasses 22,500 acres with about 9,000 acres still remaining to accommodate future growth within the master plan, including the community's urban core of Summerlin Centre.

The community is home to more than 95,000 residents who have access to amenities that include more than 100 parks, shopping centers, houses of worship, more than 150 completed miles of the Summerlin trail system, nine golf courses, medical and cultural facilities, 22 public and private schools and nearly 100 actively selling floor plans.

Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the mid-$200,000s to more than $2 million. Custom home sites in The Ridges are priced from the $500,000s. Luxury apartment homes offer monthly rents starting from the $900s.
