Summerlin’s The Ridges offers estate lots

More than 10 years ago, executives of The Howard Hughes Corp. stood atop a signature peak along the westernmost edge of Summerlin in the foothills of the Spring Mountains and declared the region the ideal setting for exclusive living.
Today, that area is unfolding as The Ridges, a luxury enclave home to more than 300 custom houses and estates with an additional 43 custom homes under construction or in the planning phases.
According to Peggy Chandler, senior vice president of land sales for The Howard Hughes Corp., The Ridges offers sanctuary to those seeking respite from the hustle and bustle of the city while still providing close proximity to all that Las Vegas offers, from world-class dining to shopping, entertainment and nightlife.
Located adjacent to Red Rock Canyon National Conservation Area, the land immediately west of The Ridges is protected from future development, creating a peaceful and quiet ambiance on elevated topography that overlooks the valley, Chandler said.
Many locations within The Ridges boast an elevation in excess of 4,000 feet above sea level, creating scores of scenic spots that offer views of the Las Vegas Valley to the east and the dramatic ridges of Red Rock Canyon to the west.
"The Ridges' geographic location adjacent to the Spring Mountains delivers a dose of drama that's hard to duplicate," Chandler said. "With sweeping city views to the east and rugged mountain views to the west, coupled with the village's centerpiece -- a Jack Nicklaus-designed golf course, Bear's Best Las Vegas -- The Ridges is easily the most coveted address in Las Vegas."
Ridges residents also enjoy a Summerlin address that affords them access to the community's abundant amenities, including 150 parks, more than 150 miles of trails, special resident social and athletic events and programs, 26 public and private schools and more than a dozen houses of worship.
Residents of The Ridges also enjoy exclusive access to Club Ridges, a 9,000-square-foot clubhouse and fitness center with aerobic and steam rooms, tennis courts and pools.
According to Julie Cleaver, vice president of planning and design for The Howard Hughes Corp., The Ridges is also a spectacular showcase of the valley's most impressive and stunning custom residences. The homes embody a rich, desert contemporary style designed to blend into The Ridges' natural surroundings.
"We have made great efforts to develop a sophisticated, contemporary desert architecture that complements the natural surroundings. It is characterized by horizontal elevations, deep roof overhangs, earth tone colors and lower building heights. The end result is a community that is as beautiful as its setting," she said.
Currently, two neighborhoods located within The Ridges are selling: Azure, one of the newest neighborhoods to open in The Ridges, and Falcon Ridge, which only has a few remaining home sites available.
Sites range in price from the $200,000s to more than $2 million. Lot sizes range from one-quarter to one acre, with a limited number of larger lots more than one acre in size.
The master-planned community of Summerlin, which began to take shape in 1990, encompasses 22,500 acres along the western rim of the Las Vegas Valley.
About 7,500 acres remain for future growth. The community is currently home to nearly 100,000 residents who enjoy an unparalleled host of amenities.
