Summerlin’s The Vistas sells its last single-family home neighborhood

The final single-family home neighborhood in The Vistas Village in Summerlin offers buyers 15 single- and two-story homes that range from 1,515 to 3,158 square feet and are priced from the low $300,000s to more than $600,000. The homes are built by three different builders: R/S Development, William Lyon Homes and Ryland Homes.

Crown Series at Kingwood by R/S Development offers four floor plans that range from 2,426 to 3,158 square feet and are priced starting in the low $500,000s. Kingwood Crossing by William Lyon Homes offers four floor plans that range from 1,948 to 2,737 square feet and are priced starting in the high $300,000s. Kingwood Knoll by Ryland Homes offers seven floor plans that range from 1,515 to 2,224 square feet and are priced starting in the low $300,000s.

Upon completion, Kingwood will be home to more than 300 homes and two neighborhood parks with children's playground and open lawn areas.

Kingwood is one of 28 residential neighborhoods in The Vistas, an 815-acre village located west of Interstate 215, the Las Vegas Beltway, between Far Hills Avenue and Charleston Boulevard.

Amenities within the village include two 7-acre entrance parks marked by 48-foot clock towers; Givens Elementary School; miles of trail system; and The Vistas Community Park, a large 20-plus-acre park that features Summerlin's first football field, two lighted baseball/softball fields, lighted tennis and basketball courts, open lawn and children's playgrounds.

Other notable projects under way in the village include the second phase of The Vistas Community Park, which will add a 6,000-square-foot community center and swimming and wading pools when completed in summer 2008; and Vista Commons, a neighborhood retail center with its anchor tenant, Albertsons, set to open this month.

The Vistas is a European-inspired village that offers views of the Las Vegas Valley to the east and Red Rock Canyon National Conservation Area to the west.

According to Julie Cleaver, director of planning for The Howard Hughes Corp., developer of Summerlin, the location, views, architectural style and overall aesthetics of The Vistas has made it one of the most popular Summerlin villages developed to date in terms of both home sales and recognition.

"The Vistas is a tribute village to the master plan of Summerlin itself," Cleaver said.

The 22,500-acre master-planned community began to take shape in 1990 and is located along the western rim of the Las Vegas Valley.

The community features a number of amenities and is currently home to more than 95,000 residents. It has about 7,500 acres to develop, including its urban core, Summerlin Centre.

The community is home to more than 100 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, houses of worship, shopping centers, medical facilities, cultural facilities, business parks and more than 100 actively selling floor plans.
