Survey reveals top-level standing for Mountain’s Edge community

Mountain's Edge, located in the southwestern Las Vegas Valley, was certified by an independent real estate advisory firm as the No. 1-selling master-planned community in the United States in 2007.
In the same survey conducted by Robert Charles Lesser & Co., Focus Property Group's Providence master-planned community in the northwest debuted at No. 5 in the country.
The survey credited Mountain's Edge with 1,740 net new home sales in 2007, with a 0.46 percent increase in sales from 2006. Additionally, the survey reported that sales at the community were nearly double the annual sales of the survey's No. 2-ranked master plan.
Providence debuted at No. 5 on the company survey with 726 net home sales reported in 2007. Last year marked Providence's first full year of sales as the community officially opened in the summer of 2006.
"Despite the current state of the housing market providing a challenge for home sales, the survey demonstrates that sales have remained strong and consistent at both Mountain's Edge and Providence," said John A. Ritter, chairman and chief executive officer of the Focus Property Group. "It's an honor for two of our master plans to be ranked nationally in the top five and for Mountain's Edge to receive the highest ranking in this prestigious survey."
The survey identifies master-planned communities as large-scale developments featuring a selection of housing prices, home styles, amenities and multiple nonresidential land uses such as commercial, hotels and education facilities.
Even with the nationwide downturn in the housing market, the survey states that master-planned communities have the capacity to weather the current market conditions.
"Master-planned communities are displaying the capacity to weather the current housing downturn. Between 2006 and 2007, the number of new homes sold declined by approximately 7 percent. Over that same time period, the average number of new homes sold in the master-planned communities surveyed decreased by a similar margin. However, sales prices showed remarkable strength in master-planned communities through this time period. From 2005 through 2007, the median sale prices of new homes within master-planned communities increased by 6 percent, while the median price for a new home according to the U.S. Census only increased by 2.5 percent in 2005 through 2007," the survey company stated in a press release.
Mountain's Edge has more than 181 model homes and more than 240 floor plans available. When built out, Providence will comprise an estimated 7,500 single- and multi-family homes. The community is planned to have two parks and 10 miles of trail systems, as well as two elementary schools and one middle school.
The Providence community features a traditional Americana theme.
