The Vistas sells final neighborhoods

Altessa and Kingwood are the final two neighborhoods selling in The Vistas Village of Summerlin, an 815-acre European-inspired village located west of Interstate 215, the Las Vegas Beltway, between West Charleston Boulevard and Far Hills Avenue.
Altessa is a 280-unit gated condominium development that offers 10 floor plans ranging from 684 to 1,390 square feet.
It features a private clubhouse, exercise room, fire pit, barbeque area and pool and spa area for the exclusive use of its residents.
Condominium prices start in the low $200,000s.
Kingwood is a 325-home neighborhood that features 15 different floor plans by three valley home builders. Crown Series at Kingwood by R/S Development offers four floor plans that range from 2,426 to 3,158 square feet and are priced starting in the low $500,000s; Kingwood Crossing by William Lyon Homes offers four floor plans that range from 1,948 to 2,737 square feet and are priced from the high $300,000s; and Kingwood Knoll offers seven floor plans that range from 1,515 to 2,224 square feet and are priced from the mid-$300,000s.
"Both neighborhoods are well situated in one of Summerlin's most popular and picturesque villages developed to date," said Peggy Chandler, senior vice president of community development for The Howard Hughes Corp., an affiliate of General Growth Properties and developer of Summerlin.
The Vistas was an instant hit with home buyers who are attracted to the location, architectural style and lifestyle amenities of the village. Another major selling point for home buyers, according to Chandler, is the village's dramatic entry monuments that give residents and visitors a true sense of arrival.
"Cypress and olive trees line the streets leading up to large, 48-foot clock tower entry monuments that stand at both the northern and southern entries of the village," said Chandler. "These monuments now rank as one of Summerlin's most recognized landmarks."
The Vistas Village is already home to 28 neighborhoods, Linda Givens Elementary School, more than 30 neighborhood parks and two village parks. The village's newest addition, The Vistas Community Park, includes Summerlin's first football field, two lighted softball/baseball fields, a concession stand, two lighted tennis courts, a basketball court and children's play areas.
Future development plans include the second phase of The Vistas Community Park, which will add a 6,000-square-foot private community center and swimming and wading pools when complete next year, and Vista Commons. Both developments are scheduled for completion in 2008.
Summerlin began to take shape in 1990 as the Las Vegas area's population growth accelerated. The development, which was carved out of raw desert, is a 22,500-acre master-planned community located along the western rim of the Las Vegas Valley.
Single-family homes, townhomes, condominiums and lofts are available. Prices range from the low $200,000s to more than $2 million. Custom home sites in The Ridges are priced from the $500,000s. Luxury apartment homes offer monthly rents starting from the low $1,000s.
