Three generations choose Pardee

As a sales agent for Pardee Homes in Southern Nevada for 17 years, Marti Marcus assisted hundreds of families in becoming Pardee homeowners. Her devotion to Pardee Homes' products led her daughter, Michele Mittemiller, to purchase a Pardee home and now Marti's grandson, Jason Mittemiller and his fiancée Sarah Sems are the latest to purchase a home from Pardee at the builder's Alvarado neighborhood at Vista Verde in northwest Las Vegas.

Marcus, who retired from Pardee Homes in November 2006, worked a majority of her career in Pardee's master-planned neighborhood of Rancho Las Palmas -- in an area near Windmill Lane and Bermuda Road in the southeastern valley.

Now complete, the 588-acre Rancho Las Palmas community opened in May 1986 and features some 3,200 homes -- many sold by Marcus. In 2002, she purchased her third Pardee home in Rancho Las Palmas and her daughter followed in 2005, also purchasing in Rancho Las Palmas.

"It may sound trite, but Pardee really does build a great home and this has become a wonderful little community," Marcus said. "When Jason and his fiancée Sarah had the opportunity to become homeowners, they looked at several neighborhoods in the northwest and ultimately settled on Pardee's Alvarado."

Loyalty aside, Jason and Sarah say they chose Alvarado because of its northwest Las Vegas location, floor plan and price.

"The Plan Two is an ideal floor plan for us, just starting out," said Jason Mittemiller, who grew up in Las Vegas. "It is a beautiful neighborhood and we have a home that we're proud to call our own. We now know what it means to own a home from Pardee."

Alvarado is a collection of one- and two-story plans with up to five bedrooms in 1,570 to 2,408 square feet. Floor plans provide options for great rooms, dens, media rooms, lofts and downstairs guest rooms. Homes range in price from about $274,950 to about $354,450.

Alvarado Plan One measures about 1,570 square feet in a single-story design with three bedrooms, two baths and two-car garage while Plan Two measures about 1,753 square feet with three bedrooms, two baths, a den and two-car garage. Plan Two can be built with a third bedroom in lieu of the den.

Alvarado Plan Three is a two-story design with three bedrooms, 21/2 baths, media room and two-car garage in about 1,989 square feet. An optional fourth bedroom is offered in lieu of the media room.

Plan Four at Alvarado measures about 2,408 square feet in a two-story design with four bedrooms, three baths, loft and three-car garage. The home can be built with an optional fifth bedroom in lieu of the loft.

Alvarado and its sister community Madera mark the continuation of Pardee Homes' LivingSmart program. The community features a Desert Demonstration Garden and a LivingSmart Room, where the program's earth-friendly solutions are detailed. The program offers environmentally sensitive features and options in the categories of EarthSmart, EnergySmart, HealthSmart and WaterSmart. Home buyers can choose from special LivingSmart options and features that include fluorescent lighting, tankless water heaters, low-VOC paint and central vacuum systems.

To visit Alvarado from U.S. Highway 95 North, exit at Durango Road and turn left. Turn right onto Oso Blanca and left onto Severance Lane. Follow the signs to Vista Verde. Visitors are welcome from 10 a.m. to 5 p.m. daily except Monday when they open at 11 a.m.
