Toll Brothers presents Summerlin townhomes

The first luxury townhome neighborhood in The Ridges Village of Summerlin, Fairway Hills by Toll Brothers, recently opened three model homes: Ambrose, Iverness and Gleneagle.

Three additional model homes are scheduled to open next month. The neighborhood will offer valley residents six two-story floor plan options that range from 1,966 to 2,956 square feet. Prices start in the $600,000s.

According to Gary Mayo, group president for Toll Brothers, Fairway Hills' floor plans were specifically designed for The Ridges.

"We've added several custom features to our models for home buyers seeking luxurious, low-maintenance living in one of the valley's most spectacular settings The Ridges," he said.

These features include entry courtyards, balconies, formal dining rooms, covered patios and master suites with walk-in closets.

"The homes are well suited for both casual and formal entertaining as well as quiet nights at home," Mayo said. "They offer the best of two worlds -- the luxury of The Ridges with the convenience of townhome living."

Amenities include a private clubhouse, fitness center, media room, swimming pool, three spas, barbecue site, fire pit, recreation area, putting green, covered community patio and catering kitchen.

The neighborhood complements the existing amenities already located in The Ridges, including one of the world's first Bear's Best golf courses designed by Jack Nicklaus; and Club Ridges, a private fitness and health club for the exclusive use of Ridges residents that features private tennis courts, swimming pools, a fitness center and a community center.

Residents of The Ridges enjoy many perks, according to Kevin Orrock, top division executive for The Howard Hughes Corp., developer of Summerlin.

"The Ridges boasts resort-style amenities, luxurious living, sophisticated landscaping and dramatic views," he said. "These features combine to create the most coveted address in Las Vegas."

The Ridges is a nearly 800-acre, guard-gated luxury residential village nestled against the mountainside adjacent to Red Rock Canyon National Conservation Area.

The Howard Hughes Corp. commenced development on The Ridges in 2000.

Three years later, the neighborhood was named as America's third-most exclusive gated community in America by Forbes.com.

Developed by The Howard Hughes, an affiliate of General Growth Properties Inc., Summerlin began to take shape in 1990.

The 22,500-acre master planned community is located along the western rim of the Las Vegas valley.

It features amenities and is currently home to more than 95,000 residents.

With about 7,500 acres still to develop, including its urban core, Summerlin Centre, Summerlin is continuing to unfold.

Summerlin is home to more than 100 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, nine golf courses, a dozen houses of worship, shopping centers, medical and cultural facilities, business parks, 22 public and private schools and more than 100 actively selling floor plans.

Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the high $200,000s to more than $2 million.

Custom home sites in The Ridges are priced from the $500,000s.
