Tuscan Cliffs aims for luxury

Tuscan Cliffs within Southern Highlands, a master-planned community in the southwestern valley, features semi-custom, Tuscan-style residences with an emphasis on outdoor living, according to David Kellen, development coordinator for Pacific Southwest Development, builder of the guard-gated enclave.

"While location is always a consideration when purchasing a new home, it is especially important when trying to create a personal resort," Kellen said. "The Tuscan Cliffs location amid the foothills of the valley helps minimize traffic and lends itself to spectacular views. With the Las Vegas Strip only minutes away, our residents enjoy both a unique vantage point as well as quick access to the best restaurants and entertainment."

To the east is the Southern Highlands Golf Club. To the north and west are landscaped residential streets. Directly to the south is the site of a park under development, with foothills behind, Kellen said.

The neighborhood will include 155 luxury estate homes. Select home sites are elevated as much as 20 feet from the entrance of the neighborhood, he said.

"Because we are still early in our development, we have a number of premium lots available backing up to the golf course or park, and several with panoramic views," Kellen said. "With development having reached the rim of the valley, time is running out to own a new home along the cusp of the city. In this regard, Tuscan Cliffs offers a rare opportunity."

Tuscan Cliffs is located within a mile of Interstate 15 and about two miles from Interstate 215, the Las Vegas Beltway. An extension of Silverado Ranch Boulevard, now under construction near South Point, is designed to ease the flow of traffic in the area.

"For the resident who enjoys staying home and entertaining guests, going out on the town, enjoying the outdoor amenities of a well-developed master-planned community, or just shopping, Tuscan Cliffs' location is ideal," Kellen said. More than 50 distinct configurations are available among the four models.

Each offers an extensive rear patio, central courtyard and common areas. They range from 4,328 to 5,441 square and may measure as large as 6,000 square feet with options.

All of the home sites measure at least one-quarter acre. Premium lots, including some with views of the valley and others that are oversized, are available, Kellen said. Standard amenities include paver-stone driveways, sand-finished stucco exteriors, stainless-steel appliances, exterior stone veneer, granite countertops, 6-foot garden tubs, Andersen windows and Kohler plumbing fixtures. Options are available for nearly every aspect of the home, including structured wiring systems and swimming pools, along with decorator touches throughout the home. The builder also added Viking appliances, wrought-iron stair railings and granite counters and vanities as standard features.

All of the homes include summer kitchens and disappearing glass doors, which allow residents to link internal and external areas seamlessly, Kellen said.

Options and customization possibilities are available throughout the homes, including a range of appliances and fixtures in the kitchens and baths, a variety of cabinets and countertop choices, stair railing, flooring, front doors, entertainment systems, room options, one- and two-story casitas, game rooms measuring more than 1,000 square feet, decks, offices, dens and other spaces.

In addition, each residence qualifies as an Energy Star home, saving owners on heating and cooling expenses while providing quieter, more environmentally friendly homes, Kellen said.

Base prices start at just over $1 million.

Residents can receive a one-year social membership to the Southern Highlands Golf Club, upon application approval. The club includes a social calendar, spa, resort-style swimming pool and other facilities.

To visit, take I-15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
