Tuscan Cliffs begins new phase of construction in southwest

In the midst of a challenging market for new home builders, one Southern Highlands development is exceeding its own expectations and moving forward with additional home phases. Tuscan Cliffs by Pacific Southwest Development recently started a new phase of construction at the semi-custom home neighborhood.

"Whether it has been our unique niche in the homebuilding market, location or flexibility with floor plans, we have found this community is unaffected by the new home market challenges other builders are experiencing," said Rob Evon, sales associate at Tuscan Cliffs. "After opening our models just a year ago, we have completed 12 homes and are in various stages of construction on another 20. We take pride in our quality construction and therefore start phases with only about five homes at a time."

Upon its completion, Tuscan Cliffs will encompass about 111 homes with an additional 44 home sites in The Bluffs. Models for The Bluffs are under construction and expected to open next year.

"Tuscan Cliffs is a truly unique development in Las Vegas home building," Evon said. "We have coined the phrase 'New Millennium Custom Home' because it really is a new way to build a semi-custom home easily and efficiently. At Tuscan Cliffs, we deliver beautiful custom-quality homes in half the time, but with the same beautiful finishes you would expect in a custom home."

Tuscan Cliffs has also distinguished itself as a leader in indoor-outdoor living. Its signature disappearing glass doors give the appearance of opening walls to the outdoors in several rooms throughout the home, Evon said.

"They create a beautiful flow from indoors to outdoors, which in Las Vegas has year-round appeal to homeowners," he said.

Tuscan Cliffs' commitment to the indoor-outdoor living philosophy is also evident in its use of courtyards throughout each of its homes. Front and interior courtyards can contain water and fire features. Outdoor kitchens are standard features of each home's rear yards and the developer offers hundreds of design options to customize the covered patios.

"Each outdoor kitchen at Tuscan Cliffs includes a grill, refrigerator and granite countertops," Evon said. "And depending on the home, they may include a sink, cabinets, condiment station and kegerator."

More than 50 distinct configurations are available among the four model homes at Tuscan Cliffs. Each offers a rear patio, central courtyard and common areas.

They range from 4,328 to 5,441 square feet in their base configurations and may measure as large as 6,000 square feet with options.

All home sites measure at least one-quarter acre. Premium lots, including some with views of the valley and others that are oversized, are available, according to Evon.

Standard amenities include paverstone driveways, sand-finished stucco exteriors, stainless-steel appliances, exterior stone veneer, 42-inch maple cabinets, granite counter tops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures.

The builder also recently added stainless-steel Viking appliances, wrought-iron stair railings, and granite countertops and vanities throughout as standard features, Evon said.

Options are available for nearly every aspect of the home, including structured wiring systems and media networks, swimming pools, as well as decorator touches throughout, he said.

Each Tuscan Cliffs residence qualifies as an Energy Star home, saving owners on their heating and cooling expenses while providing quieter, more environmentally friendly homes, according to Evon.

Base prices start at just over $1 million.

Residents will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval, Evon said. The club includes a social calendar, spa, resort-style swimming pool and other facilities.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
