Tuscan Cliffs offers extra upgrades

In addition to a backdrop along the foothills of the southwestern Las Vegas Valley, and an architectural style reflecting the villas of Tuscany, Tuscan Cliffs features upgraded amenities.

"Our buyers are as different as the homes they create within our neighborhood," said Mike Goeth, a sales agent for the guard-gated enclave within the Southern Highlands community.

Goeth said some of the new standard features Pacific Southwest Development is offering include 5-inch baseboards, two-tone paint interiors, upgraded stair railing and Viking appliances in the kitchens. It is also offering disappearing glass doors and summer kitchens, as standard features. The two amenities act in concert, extending the usefulness of the outdoor areas of the home, according to Goeth.

The disappearing glass doors slide into a wall, allowing the resident to open the living room, dining room or kitchen area to the patio or courtyard area, weather permitting.

"They essentially eliminate a wall of the home," Goeth said. "For those who frequently have guests, this can be a great way to expand the common areas of the home. It also makes it easier to enjoy the outdoors."

Summer kitchens may include an oven, refrigerator, granite countertops, dual-basin sinks, wine refrigerators. Options allow buyers to expand upon their patios and summer kitchens to add design touches, entertainment systems, lighting or other comforts.

Buyers may choose from a range of appliances and fixtures in the kitchens and baths, as well as an extensive range of cabinets and counter tops. Stair railing, flooring, front doors, entertainment systems, room options and casitas are also available.

"Our objective is to create a community that allows each buyer to have a residence that is as close to custom as possible, while ensuring a harmonious appearance overall and a customization process that is easy and user-friendly for our clients," Goeth said. "Providing our most popular features as standard amenities is just one of the ways we meet that objective."

Tuscan Cliffs features Tuscan-style homes available in four floor plans with more than 50 configurations. Each plan emphasizes indoor-outdoor combinations with an emphasis on opening living rooms, dining rooms and kitchens to the courtyard and patio areas.

Plans range from 4,328 to 5,441 square feet. Various design options can bring the homes to 6,000 square feet.

Residents may receive a one-year social membership to the Southern Highlands Golf Club, upon application approval. The club includes a social calendar, spa and a resort-style swimming pool

A total of 155 luxury estate homes are planned, each on a home site measuring at least one-quarter acre. Premium lots, including some measuring half an acre and others built into the hillsides, are also available.

A select number of elevated lots were recently released, each starting more than 20 feet above the entrance to the neighborhood.

Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, exterior stone veneer, 42-inch maple cabinets, granite counter tops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures.

Numerous options are available for nearly every aspect of the home, including structured wiring systems and media networks, swimming pools, as well as decorator touches throughout.

In addition, each residence qualifies as an Energy Star home, saving owners on their heating and cooling expenses while providing a quieter, more environmentally friendly home, Goeth said.

Base prices start at just over $1 million.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
