December 29, 2007 - 10:00 pm
More than a dozen home designs are selling in Kingwood, the final and largest neighborhood in the European-inspired village of The Vistas in the master-planned community of Summerlin. Floor plans include both single and two-story homes that range from 1,515 to 3,158 square feet and are priced starting in the low $300,000s.
Upon completion, Kingwood will be home to two neighborhood parks and more than 325 homes built by three valley home builders.
Kingwood Knoll by Ryland Homes offers seven floor plans from 1,515 to 2,224 square feet and are priced starting in the low $300,000s.
Kingwood Crossing by William Lyon Homes offers four floor plans from 1,948 to 2,737 square feet and priced starting in the high $300,000s. Crown Series at Kingwood by R/S Development offers four floor plans from 2,426 to 3,158 square feet and priced starting from the low $500,000s.
Kingwood is located just south of South Tower Park, a 7-acre village entry park that features children's playgrounds, an interactive water feature, open play and picnic and barbecue areas. North Tower Park is located at the northern entry of the village. Both parks are marked by 48-foot clock towers that have become icons in the community.
The Vistas Community Park is a 20-plus acre community park that features Summerlin's first football field, lighted softball fields with a concession building, lighted tennis and basketball courts, a group picnic pavilion and children's playgrounds.
According to Julie Cleaver, director of planning for The Howard Hughes Corp., developer of Summerlin, there are more than 50 acres of completed park areas in The Vistas including the neighborhood, village and community parks. "The abundant park areas, athletic fields, and miles of trails combine to create one of the most recreational-rich villages in Summerlin," she said.
The Vistas is also home to Linda Givens Elementary School and Vista Commons, a neighborhood shopping center anchored by Albertsons, which opened in August of this year. Mark Rich's New York Pizza and Pasta opened earlier this month and several additional shops and services are scheduled to open once construction on the center is complete in 2008.
The Vistas is an 815-acre village located west of Interstate 215, the Las Vegas Beltway, between Charleston Boulevard and Far Hills Avenue. The village sits on elevated topography offering panoramic views of the Las Vegas Valley to the east. Red Rock Canyon National Conservation Area is located to the west of the village and forms a dramatic backdrop to the village.
"The close proximity to Red Rock Canyon offers our residents even more recreational opportunities," Cleaver said. "Both recreational and competitive cyclists, rock climbers or hikers are frequently spotted in the area. But Red Rock Canyon isn't just a place for the recreational enthusiast; it's also a great place to take in some of the valley's most impressive scenery, desert landscaping and breathtaking views. No matter what your interests, there's something for everyone at Red Rock Canyon, and residents of The Vistas obviously benefit from proximity to Southern Nevada's most famous and treasured landmark."
Summerlin began to take shape in 1990 and is located along the western rim of the Las Vegas Valley. It encompasses 22,500 acres with 9,000 acres still remaining to accommodate future growth within the master plan, including the community's urban core of Summerlin Centre.
The community is currently home to more than 95,000 residents. Amenities include more than 100 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, nine golf courses, a dozen houses of worship, shopping centers, medical and cultural facilities, business parks, 22 public and private schools and more than 100 actively selling floor plans.
Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the upper $200,000s to more than $2 million. Custom home sites in The Ridges are priced from the $500,000s.
Luxury apartment homes offer monthly rents starting from the $900s.
