Warmington Homes lowers prices

Warmington has reduced prices at all four of its new-home neighborhoods throughout the Las Vegas area.

The company aims to compete with resale, foreclosed and short-sale homes with low prices and included upgrades, according to Amy Thill, vice president of sale and marketing for Warmington Homes Nevada.

Some homes are fully finished and have new flooring, paint, plumbing and electrical features. All homes include Whirlpool appliances and a full 10-year residential warranty, Thill said.

She said low prices and interest rates could make for monthly payments that are comparable to rent.

"While we don't necessarily draw comparisons between a brand-new home and a resale home, foreclosure or short sale property, we definitely recognize that we are completing with them for sales in today's market," Thill said. "With this in mind, we have lowered prices and increased value on all of our new homes for sale. We want to lure buyers and become so competitive that there can be little doubt that Warmington homes represent great value. These new price reductions are creating a tremendous opportunity to buy a brand-new home at significant discount."

Prices start from the $160,000s. The homes provide two to three bedrooms, up to 21/2 baths, and one- or two-car garage within three neighborhoods that include Brighton Village, Mandolin at Mountain's Edge and York Village.

At Esplanade, the builder is offering its final three-bedroom, two-bath condominium home for $149,900.

At all four neighborhoods there are homes that can be ready for occupancy in 30 days or less, Thill said.

Thill also pointed to President Obama's signing of the American Recovery and Reinvestment Act of 2009 as further motivation for all types of homebuyers. The Act will be especially beneficial for first-time homebuyers -- which includes any buyer who has not owned a home during the past three years -- who now may be eligible for a $8,000 tax credit.
