For those who are renting, it is important to know if that home is in foreclosure. Prudential Americana Group, one of Nevada's largest real estate company, recently partnered with the Web site rentalforeclosure.com to provide Clark County home renters with information that was previously difficult to obtain.
"There are thousands of people in Las Vegas renting homes from private owners and investors," said chief operating officer of Prudential Americana Group Mark Stark.
"The unfortunate reality is that many of them find out that they are being evicted from their homes when a county marshall comes to seize the property due to foreclosure. With rentalforeclosure.com, you can find out in a few moments whether the homeowner at your property has been issued a notice of default and possibly be in some stage of foreclosure."
Las Vegas became the No. 1 city for foreclosures when the local real estate market hit a sharp decline in 2006 and 2007.
In 2008 alone, 48,303 notices of default have been filed, with an estimated 15,360 of those being rental properties, according to Clark County Assessor's office; data obtained on Oct. 17, 2008.
"Many sellers are continuing to lose their homes to foreclosure," Stark said. "Renters deserve the opportunity to be kept informed so they can properly and safely move themselves and their families. This Web site is a free and easy place to find out if you need to start looking for a new place to live."
Prudential Americana Group sales agent David Madam and his partner, Shawn Shepherd, developed rentalforeclosure.com.
Originally designed to cover Clark County, the Web site now offers free foreclosure searches in nearly a dozen states across the country.
"It pulls information from city and county assessor's records, which are updated continuously," Stark said. "In my opinion, this is the most reliable way to quickly find whether your home is in a stage of delinquency.
"I wholeheartedly support rentalforeclosure.com and hope it helps some renters avoid a disrupting, costly and unnecessary eviction."
Prudential Americana Group has more than 1,100 agents and about 2,200 current home listings. It is an independently owned and operated.
