William Lyon Homes’ Entrata offers three floor plan options

William Lyon Homes' Entrata neighborhood at Mountain Falls offers single-story homes in three floor plans, according to sales agent Debbie Davis. Mountain Falls is a master-planned golf community located in Pahrump, 45 miles west of the Las Vegas Strip.

"Put simply, these plans live large. Everyone who tours our models comments that the interiors feel bigger than what the price sheet lists," Davis said.

Priced from $177,000, Entrata's floor plans range from 1,157 to 1,571 square feet with up to three bedrooms and two baths. Some plans can be built with a den and front courtyard wall.

Customization options allow for bay windows in the master bedroom and a covered patio. Buyers can select from home sites that accommodate two- or three-car garages. The average lot size is 5,750 square feet.

According to Davis, the combination of great rooms, 9-foot-high ceilings and strategically placed doors and windows contributes to an open, airy feel.

"Our architects made every square inch useful. These plans offer plenty of built-in storage and functional space, but no half walls, nooks or crannies that waste space," Davis said. "The backs of the homes are very open, which allows natural light to flood through the interiors. The optional patio cover creates an extension off the great room, making the interior space feel even larger."

According to Davis, there's a trend toward downsizing. She said the shift is evident among first-time home buyers and second-home buyers.

"People want a comfortable amount of space, but not too much that it's burdensome. Our buyers would rather golf or enjoy long walks with mountain views than maintain huge homes," she said. "Our thoughtful layouts and three-car garage option allows people to enjoy living in a smaller home without having to sacrifice space where it counts."

Every Entrata home comes with a mix of designer selected lighting fixtures and custom recessed lighting. In addition to 9-foot-high ceilings, architectural highlights include walk-in closets, kitchens with pantries and covered front entries. Other features include programmable thermostats and water-saver shower heads. Baths have cultured marble countertops.

Upon completion, Entrata will include 99 home sites. The first move-ins are planned for the end of this year.

Entrata residents have the use of Mountain Falls' community resident facility overlooking Mountain Falls Golf Club. Features include a fitness center, locker rooms and lounge with a pool table.

For a nominal fee, homeowners can participate in fitness and recreational classes held in the facility's multi-purpose room. A lap pool and Jacuzzi for adults, family pool and splash pad with play stations are among the outdoor amenities. The Grill Room, located adjacent to the resident facility, is open to the public.

Mini-parks and walking trails are spread throughout the master plan. Homeowner association fees are less than $45 monthly.

Other communities by William Lyon Homes now selling at Mountain Falls include Cascata Ancora, Tramonto and Bella Sera. Floor plans measure 1,429 to 2,897 square feet and prices start in the upper $100,000s.

Model homes are open 10 a.m. to 6 p.m. daily, except Monday when they open at noon.

To visit Entrata, travel about 45 miles west on Highway 160 (Blue Diamond Road) from Interstate 15. Before reaching Pahrump, turn left on Manse Road. Proceed to Hafen Ranch and turn right, then right on Lakeview to the model homes.
