William Lyon Homes releases new sites at Mountain Falls

The rumbling of construction equipment signals new phases of development getting started at Mountain Falls, a master-planned community in Pahrump.

Because of buyer demand, William Lyon Homes is releasing new phases of home sites at its Cascata Ancora, Entrata and Tramonto neighborhoods where homes are priced from the high $100,000s, said Bob Dougherty, a sales agent at Cascata Ancora.

"We have had steady sales at Mountain Falls this year.... In the four William Lyon Homes communities at Mountain Falls, I believe that we had 16 standing inventory five weeks ago and now we only have three," Dougherty said.

Residences in Cascata Ancora measure from 1,429 to 1,774 square feet.

"In the new release, Cascata Ancora will have eight homes representing all four of our floor plans. ... These particular home sites are next to the park and all are on a cul-de-sac," Dougherty said. "We currently have some pretty good incentives. If somebody gets in quickly, they can select their flooring and countertops."

The community's location is about 45 miles west of Las Vegas.

"It's quiet in Mountain Falls. When you look up at the sky, you can see the jets flying but you can't hear them. You don't see smog out here. Our view of the back side of Mt. Charleston is gorgeous," he said.

At Tramonto, two of the four home sites to be released back up to the community's 18-hole public golf course. The neighborhood, which had one standing inventory home at press time, is highlighted by designs measuring from 1,970 to 2,445 square feet.

"Our floor plans at Tramonto are incredible. They are single story and most of them are on oversized lots," sales agent Pam Zeigler said. "Because they range anywhere from two to four bedrooms in size, the homes accommodate many different types of buyers, whether they are retirees or families."

Additionally, there are six sites offering north-south exposure in a release at Entrata, sales agent Deborah Davis said. This single-story neighborhood features homes ranging from 1,157 to 1,571 square feet.

"Entrata is located on the opposite side of Mountain Falls from the other William Lyon neighborhood. We are the best-kept secret out here," Davis said.

William Lyon is also preparing for a future home site release at its Bella Serra neighborhood, where only 30 lots remain and homes measure from 2,495 to 2,897 square feet.

Interest remains brisk at other neighborhoods located within the golf-course community, Dougherty said.

Celebrate Homes offers six single-story floor plans ranging from 1,609 to 2,513 square feet in its Villa Serena and Villagio neighborhoods. Prices start in the low $200,000s.

Classic Homes' Paradiso features five single- and two-story floor plans ranging from 2,850 to 4,300 square feet and priced from the high $400,000s.

Desert Wind Homes offers Tivoli, a single-story neighborhood with homes measuring 1,938 to 2,097 square feet and priced from the $200,000s.

All Mountain Falls residents have access to community amenities, including a private clubhouse, fitness center and outdoor aquatic center.

Residents and nonresidents may dine at the Mountain Falls Grill Room. It overlooks a public 18-hole golf course, where annual, six-month, three-month and monthly golf passes are available as well as daily greens fees.

To visit from Las Vegas, travel about 45 miles west on State Route 160 (Blue Diamond Road) from Interstate 15. Before reaching Pahrump, turn left on Manse Road. Proceed to Hafen Ranch and turn right.
