Inspirada set to build town core
The city of Henderson recently gave the green light to Inspirada, a 2,000-acre master-planned community, to develop its 300-acre Civita town center. Civita will have shops, services, entertainment venues, a casino and office buildings, along with various styles of homes.
"This area will offer a unique and eclectic mix of residential and commercial components, providing a true urban feel at the heart of Inspirada," said John A. Ritter, chairman and chief executive officer of Focus Property Group, which operates as general manager for the community. "We are thrilled to be working closely with the city of Henderson to create a true destination point in the southeast valley that will be utilized not only by the residents of Inspirada, but also the neighboring communities."
Street furniture such as benches and planters will be available in Civita's heavy pedestrian traffic areas. Shade structures such as canopies and awnings will provide protection from sun and wind.
As the central hub of Inspirada, Civita will bring the community's residents together at events such as festivals and concerts. The town center will be accessed by 22 miles of walking trails and bicycle paths, intimate tree-lined boulevards and natural, open spaces.
Inspirada is being built using the principles of New Urbanist planning. From walkability to unique home designs, residents will find at Inspirada a combination of traditional city neighborhoods and modern conveniences.
Inspirada will be made up of seven villages, each with its own theme. Music is the theme of Solista, Inspirada's first village, which will have its own civic center and performance space. Ceramista will feature activities such as farmer's markets and craft fairs. Palestra will integrate athletics into the fabric of village life, offering residents athletics fields and a community pool complex. Nestled between Ceramista and Palestra is Balera, a village that celebrates dance, while the village of Esplora abuts one of the country's most treasured collections of petroglyphs at Sloan Canyon National Conservation Area.
In Pintura, residents can take part in activities such as art classes, workshops and contests at the village center. The focus will be on science at Cienza, where observation points for stargazing will bring residents together in the spirit of exploration.
Civic amenities such as schools, police and fire stations are integrated into the community. Each village will be anchored by a central park, with all homes located within walking distance.
Henderson officials and a consortium of nationally recognized home builders and developers have come together to create Inspirada. Builders include KB Home, Toll Brothers, Focus Property Group, Woodside Homes, Kimball Hill Homes, Pardee Homes, Meritage Homes and Beazer Homes. Combined, they will construct 13,500 residences providing housing for an estimated 26,000 individuals.
Inspirada offers five home styles, each with a selection of floor plans and exterior architecture choices. The Estate Homes, which range in size from 2,200 to 4,400 square feet, are the largest single-family residences available. These homes feature open balconies, wrap-around porches, intimate backyards and two- and three-car garages with porte cocheres. Village Homes vary from 1,900 to nearly 3,500 square feet. Front porches with arched or covered entries are featured characteristics. Garden Homes are two-story residences ranging from 1,350 to 2,000 square feet and are configured to front landscaped paseos.
Inspirada offers two additional home styles, City Homes and Mansion Homes. City Homes provide a style of living reminiscent of that found in major metropolitan cities and are available in two- or three-story floor plans, ranging from 1,400 to 2,800 square feet. City Homes offer various upscale design options, including front stoops on houses.
Mansion Homes consist of four residences grouped together under one roof with the external appearance of one home. Individual units vary in size from 1,400 to 1,700 square feet and include wrap-around porches, private balconies and patios and a shared private motor court with hidden two-car garages.
Currently, KB Home, Meritage Homes and Toll Brothers have homes available from 1,300 to more than 4,000 square feet with prices beginning in the mid-$200,000s.
Inspirada is located at 1890 Via Firenze in Henderson. To visit, from Interstate 215, the Las Vegas Beltway, exit Eastern Avenue and head south to St. Rose Parkway. Turn west to Starr/Executive Airport Road and turn south. Follow the signs to the community entrance.
