Harmony launches March promotional event today
Harmony Homes is rolling out a month-long incentive program at 16 of its Las Vegas Valley neighborhoods.
Throughout March, the builder is offering incentives ranging from $10,000 to $20,000 with each home purchase, the amount of which is determined by neighborhood.
"Harmony Homes is allowing our buyers to design their own incentive package within the dollar amount determined by neighborhood. So many builders come out and say, 'This is the incentive and you can only use it in this way.' But with Harmony Homes, the incentive can be used in just about any way that the buyer wants and for what is important to them," said Geoff Gorman, vice president of sales.
"If buyers want to use it to help with closing costs, they can. If buyers want to use it to buy down already low interest rates, they can. If they want to upgrade their homes through our design center, they can. Sometimes there are structural options like decks that buyers think that they will do on their own after they close escrow, but with your incentive you can do it now and have the home built just the way you want," he said.
"You can also use this incentive on lot premiums. We have some home sites that are oversized or spectacularly located, for example, along a cul-de-sac, golf course or along a hillside at Lake Las Vegas."
The month-long incentive program is available at the builder's 16 Southern Nevada neighborhoods, where single- and two-story homes range from 1,306 to 4,265 square feet and are priced from the $90,000s.
Buyers at eight of the builder's neighborhoods will receive a $20,000 incentive credit. Four neighborhoods offer a $15,000 incentive and homes sold at four neighborhoods include a $10,000 incentive.
Information is available at neighborhood sales offices as well as www.HarmonyHomes.com.
According to Gorman, these limited-time incentives are an extension of the myriad of architectural and designer features that the builder already includes in each of its brand-new homes, some of which are considered as upgrades by other local builders.
"What's better about our incentives compared to other builders is that our homes already include so many standard features that some other builders consider upgrades," he said. "Our homes include many things that matter to our buyers and that most other builders charge extra for. For example, granite countertops are often a highly desired upgrade and are sometimes out of reach for many buyers because of the extra cost. But at Harmony Homes we actually include granite countertops as a standard item in most of our communities.
"Paver driveways are another feature that is typically standard at a Harmony community. These decorative driveways are beautiful, but they are something that most buyers are not willing to pay extra for because there are so many other things that they would like to personalize in their homes."
Additionally, the majority of the builder's neighborhoods meet the requirements for Energy Star certification for multiple energy-efficient features.
"Harmony Homes already offers some of best prices for brand-new homes in the valley starting from the $90,000s. Because our prices are low to begin with, they are within the financial reach of many prospective buyers and buyers like our homes because our included features are at such a high standard," Gorman said. "When you mix the low price of our homes with our high level of included features and these great incentives, buyers actually get more for their money with Harmony Homes."
