Providence, Mountain’s Edge buyers say now’s the right time

Within the two Las Vegas master-planned communities of Providence and Mountain's Edge, buyers are finding that now is the right time to buy a new home.

According to Ron Rulof of Team Power Marketing, there are several key market indicators that home buyers should consider to properly determine the correct time to buy a home.

"Given today's market conditions, perhaps the most important factors for home buyers to consider is how prices have corrected and how those price corrections provide great value in a new home buy," said Rulof, who has been working with or consulting for builders in the local market for more than 35 years.

"What we're seeing now are prices that are back to 2003 levels, with many homes in great master plans such as Mountain's Edge and Providence under $200,000.

That level of pricing, combined with the amenities of a master plan, makes a lot of sense for those interested in buying new homes.

Providence is located in the northwest, off the Interstate 215 Las Vegas Beltway's Haulapai exit. Mountain's Edge is located in the southwest at Buffalo and Blue Diamond roads.

For Armando Duque, the right price for the best lifestyle was a key reason why he decided to buy a Pulte home at Mountain's Edge, a 3,500-acre master plan located in southwest Las Vegas.

"My family and I were among those who wondered about how much lower prices might go before we decided to buy a new home," Duque said.

"We looked around all over the valley, and found a home we really liked at Mountain's Edge, and we couldn't see getting much more value in a home than we were getting when we bought."

Lou and Monica Gruber are two new home buyers who see the growth in Las Vegas and believe in the long-term viability of the purchase of their new home at Woodside Homes' Madison Colony neighborhood at the Providence master-planned community.

"The city is just growing so quickly that we feel great about buying a home here in Las Vegas and in a master plan like Providence," said Gruber about his home. "You just see new buildings everywhere and know there will be places where people will work, and when people are here working they will need a place to live."

When fully developed, Mountain's Edge will have four elementary schools, two middle schools and a high school. In addition to the fire station under construction and many acres of parks, trails and open space, the community soon will have shopping centers and restaurants as well.

Exploration Peak is a mountain park sitting at the community's entrance with several trails that lead up to the top of the 2,846-foot peak. The series of hiking trails were designed for people of all ages, and include ramadas, or covered areas, at two different stages to serve as a shady rest area for hikers and walkers.

A series of paseos -- public walkways -- wind through Mountain's Edge, connecting residents and their neighborhoods with the community's parks and recreation areas.
