Mortgage rates rise slightly amid markets’ Trump slump

Mortgage rates edged higher this week while continuing to stay below their recent highs. If you’re wondering why this gift of softer rates has fallen into borrowers’ laps in recent weeks, look no further than the Trump White House.

Trash cans are in compliance with the law

It would appear from your email that they are in compliance with the law. You need to inform your board to review NRS 116.332.

Home that hasn’t sold in two years must be overpriced

It’s the homeowners who are in control. You didn’t say anything about them. They may be elderly with emotional ties that make it difficult to view the property impartially. In addition, they may be in no hurry to move, or even subconsciously reluctant, thinking, “If we don’t get our price, we’ll just stay here.”

Flapping, snapping flag drives nappers mad

If all else fails, you may just have to file a noise complaint. There is some precedent for homeowners getting cited for loud flags, by the way, such as the case of a man in Chesterfield Township, Michigan, who was ticketed for a noisy 12-foot-by-18-foot flag. However, a man in Long Beach, California, who flew a massive 30-foot-by-60-foot flag on a 132-foot pole over his residence, was able to successfully fight off several complaining neighbors in court. In those two cases, as you might suspect, the flag owners accused the complainants of being un-American.

More on proposed pool regulations

In the coming weeks, I will be writing my traditional articles on the new association laws that were passed and signed by Gov. Brian Sandoval, so be on the look out for them.

Resale Home Sales May 25-May 30

Listings include the resale home’s parcel number. The address listed is the homebuyer’s mailing address and not the actual location of the resale home. About 90 percent of these addresses reflect the home purchase. Check the parcel number to make sure. Also, a few transactions do not reflect the market value of the homes. The information is provided by Accudata, a local research firm. For the complete listing, visit RJRealEstate.Vegas.

Did you miss out on refinancing your mortgage last summer or fall? Here’s another chance: Mortgage rates are at their lowest levels in nearly seven months.

Being 70 is no reason you shouldn’t become a homeowner

Mortgage lenders are not allowed to discriminate on the basis of age. They cannot even ask how old you are. And, by the way, you might prefer a condo so you can be free of maintenance worries and expenses.

How long do you have to wait on HOA?

There are no specific state statutes regulating phone calls. Good business public relations would recommend that phone calls be returned within 24 to 48 hours, depending upon the nature of the phone call. In emergencies, you would expect someone from the management company to respond in a timely manner.

Mortgage rates skid to six-month low

Rates for home loans fell this week to their lowest level since just after the presidential election.

Mortgage costs more than tax savings

Borrowers get confused because mortgage lenders say that you aren’t really paying all that much because you get to deduct the interest and that saves on your income tax. It does, of course, but it still costs a lot more than it saves.

Amendment to SB258 would hurt HOAs

Members of the Assembly and Senate are trying to pass an amendment to SB258 that would allow delinquent owners to sue their homeowners associations for foreclosing on unpaid assessments. This amendment, to be decided in Conference Committee with no public debate in the last week of the legislative session, represents a dramatic change for HOAs. Equally troubling is the fact that no legislator is willing to state who drafted this amendment.

HOA should accept model home landscaping

Your homeowners association would have a hard time convincing an arbitrator or judge to rule in its favor. A number of weeks ago, I had a guest columnist, attorney John Leach, address the issue of architectural enforcement. As a result of the existing conditions at your home for a number of years and assuming the association had not taken any action, you would probably win your case.
