Gated community asks a lot of guests

Many associations have the policy whereby the security service will not allow a guest or vendor vehicle enter into their communities without a valid driver’s license. Technically, those drivers are violating state law and there is a good possibility that they don’t have current insurance on their vehicle. Review of Legislature bills affecting homeowner associations

The Legislature was back in session Feb. 6. As you can imagine, hundreds of proposed bills will be reviewed by the Assembly and the Senate. Many of our state representatives will be serving for the first time. Most lenders use escrow account for taxes, insurance

If your property insurance premiums weren’t paid up to date and the house burned down, the lending institution — the bank — would be left with nothing but a vacant lot as security for the loan. If your property were ever seized and sold at auction for unpaid back taxes, the bank would end up with no security for your debt. That’s why the bank wants to be sure those bills are paid as they become due.

Mortgage rates went up this week as it became clear the Federal Reserve might hike short-term interest rates as early as next month.

HOA should have notified lien holder before foreclosure

Technically, you sold the mobile home, subject to the buyer paying off the loan, in the same manner that a bank would have a mortgage on it. Whoever initiated the foreclosure process should have noticed you of the default in assessment payment by your buyer, assuming that the loan was recorded with the County Recorder’s office.
