Aliante builders offer incentives

During the final phase of development at the Aliante master-planned community, home builders are offering a variety of specials and incentives.
An example of this can be found at The Fields by Astoria Homes, which is offering qualified buyers a $1 Move-In program through April 20 on selected homes that can be ready for move-in within 30 days or less.
Sia Howe, vice president of marketing for Astoria Homes, said the recently passed economic stimulus bill raised the limit on low-down-payment, government-guaranteed loans, enabling a much wider spectrum of people to qualify for home ownership.
"The government stimulus bill, combined with the generous move-in package Astoria Homes is offering, has opened the door to luxury-home ownership for first-time buyers, as well as move-up buyers who previously may not have been able to qualify for a home here at The Fields," Howe said.
"The government-backed loans we're offering at The Fields enable qualified buyers to borrow up to $409,000, with a down-payment requirement of only 3 percent -- but the value doesn't end there.
"Through April 20, Astoria Homes will pay the 3 percent down payment, as well as 100 percent of the closing costs, leaving the buyer with a total move-in expense of just one dollar.
"This is a rare and limited opportunity to own an elegant home in the prestigious Aliante community, with exceptional financing terms and literally no out-of-pocket expense," Howe said.
The Fields at Aliante offers four- and five-bedroom homes ranging from 2,228 to 3,374 square feet. Floor plans offer 21/2 to three baths, two- to three-car garages, lofts, bonus rooms and owner retreats.

Three home builders are offering new homes in five Aliante neighborhoods.
Along with The Fields at Aliante, Astoria Homes is building Prominence, a gated neighborhood of two-story homes ranging from 2,830 to 4,449 square feet and priced from the high $300,000s.
Sun City Aliante, by Del Webb, is an age-qualified community offering single-story homes that range from 1,155 to 1,716 square feet and priced from the mid-$200,000s.
Springdale, by Pardee Homes, is a gated neighborhood of one- and two-story homes ranging from 1,990 to 3,289 square feet and priced from the high $200,000s.
Autumn Ridge, by Pardee Homes, is a gated neighborhood that offers a selection of one- and two-story homes ranging from 2,695 to 4,025 square feet and priced from the high $300,000s.
Aliante is a development of North Valley Enterprises LLC, an affiliate of American Nevada Co. and Pulte Homes.
Encompassing more than 1,900 acres, the community in the North Valley is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street.
Interstate 215, the Las Vegas Beltway, intersects Aliante, providing access to Interstate 15 and U.S. Highway 95, as well as a quick commute to major destinations in the valley.
About 428 acres in Aliante are designated for recreational and public purposes, including the Aliante Golf Club, the 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, more than 24 miles of lighted concrete trails and linear parks and an arroyo.
Proposed plans for Aliante include two elementary schools and a middle school, all of which would be built by the Clark County School District.
The community's first school, the Theron H. and Naomi D. Goynes Elementary School, opened in August 2005.
A new fire station was opened in April 2004, and the Aliante Library, located adjacent to the Nature Discovery Park, opened in May 2006.
About 100 acres in Aliante are allocated for commercial development. Residents have access to shopping, dining and professional services at the community's various retail centers and the Aliante Corporate Center office park.
Ground was broken during the first quarter of 2007 for the Aliante Station hotel and casino. The resort will be located on a 40-acre parcel at the northeast corner of I-215 and Aliante Parkway.
