Couple chooses Astoria residence in Aliante

After their parents moved back home to New Mexico, Steve and Anna Gutierrez found they had a little too much house on their hands. They embarked on a search for a new residence built by Astoria Homes and selected one that suited their requirements in Aliante, a master-planned community in North Las Vegas.
The Gutierrezes said they had previously owned a house built by Astoria and were pleased with the quality and service they received from the builder. Knowing they wanted another Astoria home, the couple concentrated on finding the right location and floor plan.
"We wanted to be in the northwest area and were happy to see that Astoria Homes was building in the Aliante community," said Anna Gutierrez, a data manager for Science Application International Corp. "We really like that Aliante is a master-planned community. Not only is our home and neighborhood nice, but the entire surrounding area is nice as well. There is a golf course, parks, walking trails and so much more for recreation."
The couple purchased a Residence 364 design in Astoria Homes' Prominence neighborhood at Aliante. The two-story home features five bedrooms, 31/2 baths, an owners' retreat, bonus room and three-car garage in 3,807 square feet. The Gutierrezes said the balcony off the master bedroom that overlooks the walking trails is their favorite feature of the home.
"Just like in our former home, we found that Astoria Homes gave us much more house for our money," said Steve Gutierrez, an avionics technician and master sergeant in the Air Force. "Not just the size of the homes, but the quality and value you get is unmatched. Astoria includes valuable details and options in their homes, without the hassle of going through a 600-page handbook of upgrades."
As avid golfers and tennis players, the Gutierrezes frequent the Aliante Golf Club and the tennis courts in the community's 20-acre Nature Discovery Park. They said they also enjoy the outdoor community events held in Nature Discovery Park throughout the year.
Anna Gutierrez serves on the Homeowners Association Board for Prominence. Steve Gutierrez held the same position at their former Astoria Homes neighborhood.
"We like to stay involved to ensure the long-lasting quality of our neighborhood and our community," Anna Gutierrez said.
Aliante is a development of North Valley Enterprises LLC, an affiliate of American Nevada Co. and Del Webb. Encompassing more than 1,900 acres, the master-planned community will have as many as 7,500 homes with an anticipated population of about 20,000 when it's complete.
Home builders at Aliante include Astoria Homes, Del Webb, KB Home, Lennar, Pardee Homes and Pulte Homes. Home prices range from the mid-200,000s to the low $500,000s. In addition, Del Webb is building the age-qualified Sun City Aliante community.
Aliante is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street.
About 428 acres in Aliante are designated for recreational and public purposes, including the Aliante Golf Club, the Nature Discovery Park, Deer Springs Park, Aviary Park and more than 24 miles of lighted concrete trails.
Proposed plans for Aliante include two elementary schools and a middle school, all of which would be built by the Clark County School District. The community's first school, the Theron H. and Naomi D. Goynes Elementary School, opened in 2005. A new fire station was opened in 2004 and the Aliante Library, located adjacent to the Nature Discovery Park, opened last year.
About 100 acres in Aliante are allocated for commercial development. Ground was broken earlier this year on the Aliante Station Hotel & Casino project. The resort will be located at the northeast corner of Interstate 215, the Las Vegas Beltway, and Aliante Parkway.
